We got the house!!!

They accepted our offer outright; no changes, no counters, no negotiations! Our agent was shocked in this market they accepted a below asking offer with no negotiations. So effing excited!!!

    nothing much here. I keep having dreams about people being pregnant. Last night I dreamt it was me.

    max has an unexpected play date so I’m running a few errands. If I get enough guts I might try on some bathing suits.

    I had a migraine yesterday and worked a half day. I was able to get dinner going in the crock pot when I got home before I zonked out.

    H and I booked a little cabin in southern IL for next month and we're excited about it. I need something to get me out of this shit rut I'm in. But now I'm thinking we should have stayed at the casino instead..

    Ha. Funny you should ask. The guy who is the hiring manager is a friend of H's and we all went to grad school together; we talked last night and the job sounds great. He's pulling my resume from the recruiter and forwarding it to HR this morning and as long as I'm legally able to work in the US (I am) he's going to push them to schedule an interview for this week or next.

    Another day, another dollar around here.  :D  I need to call over to my parent's to set up breakfast plans with my grandparents for tomorrow.  

    DH was supposed to go hiking and camping this weekend in KY with BIL, but it looks like they'd likely get washed out.  He's all pouty because his trip has been scuttled, but (bad wife alert) I'm having a hard time feeling sorry for him.  With all that's going on with my mom, I didn't really want him to go*this* weekend.  He and BIL may try for a weekend next month.

    I hear you.  Maybe it's a good thing he's re-arranging it? I just told my own H, that this May weather is really April with all the April showers we're getting around here.

    My mom was told she could be in up to a week, but she swears she's walking out of there 3 days post-surgery (the minimum they said she'd be in).  We're all very:

    My mom hates any fuss over her and to be slowed down by anything, so this experience has been very rough on her.  She doesn't do 'sick' very well at all.

    mrsconn that sounds like my mom. Her diagnosis and surgery in 2016 was like this secret and she never brings it up, she'll just be like "you know when that happened" kind of thing.

    SSC - I already "Love It" but I had to commend you again for that post on CC!

    When I got home H was in his recliner.  I could tell he had a bad day.  DD didn't sleep at all at daycare, but she thankfully crashed when they got home.  So H could have some quiet time.  His afternoon was crazy and he didn't get to leave work right away either.  Then his mom called for some IT help, which is always a chore.  She needs a hearing aide but refuses to get one, so you have to repeat everything 3 times at least.  H was not having it!  So once DD woke up we went out to dinner and used one of my birthday coupons.  DD was still tired so she was a bit cranky all during dinner.  We put her right in the tub when we got home and she was in bed by 8:30.  Hoping today is a better day for her and H!

    We are having our first food truck of the summer today!  Yummy yummy!  I am also going home around 1 to have the survey person come by to survey our house for solar.  After this, we will get our official proposal. 

    I got to work this morning and saw they were knocking down one of the historic houses here.  That always gives me the sads. :'(

    I had terrible dreams last night. I was so upset when I woke up I made myself go back to sleep just so I could hopefully have a new, better dream.

    I picked up the rent from my "problem child" tenant last night, smh.  That's about it for my "news", lol.

    Today is the first rent due date for my new tenant at my personal duplex.  He's the lawyer who lives about an hour away, but uses my place for when he is in town and also for an AirBnB when he isn't.  I was a bit disappointed he didn't drop off a rent check yesterday, because he was here and prepping the unit for vacationers that came in last night.  That's what would have made sense to me.  I'm sure its fine.  It's just in my nature to be a worry wart, lol. 

    On to more fun topics.  I need to figure out my summer vacation plans.  I want to go to NYC for a long weekend and also need to schedule a weekish-long trip to visit my family in So. CA.  I'm thinking maybe one in July and one in Sept.  I'd rather be in NYC for Sept.; however, I need to check hotel rates.  I've noticed the summer is cheaper for hotels there, but wouldn't be surprised if rates start climbing back up as it goes into Fall.

    When I got home H was in his recliner.  I could tell he had a bad day.  DD didn't sleep at all at daycare, but she thankfully crashed when they got home.  So H could have some quiet time.  His afternoon was crazy and he didn't get to leave work right away either.  Then his mom called for some IT help, which is always a chore.  She needs a hearing aide but refuses to get one, so you have to repeat everything 3 times at least.  H was not having it!  So once DD woke up we went out to dinner and used one of my birthday coupons.  DD was still tired so she was a bit cranky all during dinner.  We put her right in the tub when we got home and she was in bed by 8:30.  Hoping today is a better day for her and H!

    We are having our first food truck of the summer today!  Yummy yummy!  I am also going home around 1 to have the survey person come by to survey our house for solar.  After this, we will get our official proposal.

    I have solar panels on my house.  They definitely save me money, but my energy bills are still outrageous.  Partially due to the fact that my house is almost 3' off the ground, ie not on a slab.  But mostly due to the fact that the KwHs for my area are some of the highest in the country, smh.

    For me, the choice for solar panels was a no-brainer.  At the time, there was no up front cost to me at all.  Just a $35/month fee.  The fee is locked in at that rate for (I think) 20 years.  After that, the solar panels are mine.  However, I'm only bound to the fee for 6 years.  After 6 years, I can choose to have the panels taken away and no longer pay the fee.  In exchange for all of that, I had to sign away my rights to the tax credits and allow the solar panel company to have them.

    It only takes a few years of deferred maintenance/abandonment before a property needs a substantial rehab.  If not needing to be entirely gutted/razed.  For a historic property...at best...almost everything is brand new and only "looks" period.  Because, what else can you do when most of the structure has rotted away, anyway.  (Below) is my limited and "hearsay" experiences/stories I have heard.

    It quickly becomes a ridiculous "catch 22", like that.  He never followed up any further, on either of those "solutions", and eventually sold the house "as is".

It’s a craftsman, but it’s been stuccoed, the eaves have been boarded over, and the separating wall in the living room has been knocked down. But we can’t do anything without super expensive special permits. It makes zero sense. There are beautiful homes in our city that should be designated as historical homes/sites. Ours is not one of them.

    I find 120 years old to be shockingly old for a property in So. CA!  I grew up in San Clemente and that whole city isn't even 120 years old.

    But yeah, compared to where I live in NOLA, if you looked at the age for the 500 houses closest to me...probably 80-90% of them are 100+ years old.  That's just par for the course, lol.  My own house is 107 years old.

    Out of curiosity, I looked up the process/requirements for listing one's property with the National Registry.  But, yeah, I think generally speaking, a property's owner at some point in time needs to have gone to some effort to submit the house/property for National Registry consideration.  According to my H, the tax benefits of owning a historic home are sensational.  But, in his opinion, way more PITA than its worth.  Here is what I found from the National Register website about property consideration:


    How are Properties Evaluated?

    To be considered eligible, a property must meet the National Register Criteria for Evaluation. This involves examining the property’s age, integrity, and significance.

    • Age and Integrity. Is the property old enough to be considered historic (generally at least 50 years old) and does it still look much the way it did in the past?

    • Significance. Is the property associated with events, activities, or developments that were important in the past? With the lives of people who were important in the past? With significant architectural history, landscape history, or engineering achievements? Does it have the potential to yield information through archeological investigation about our past?

    I've admittedly always been a bit wary of HOA situations.  One of the reasons is exactly your H's concern.  I've heard some doozies when it comes to rules.  Like you can't have a BBQ in your backyard.  To me, that's a "symbol" of home ownership!  Or cars can't be parked on the street for longer than 2 hours.  All kinds of weird stuff.  And even if rules are acceptable when one moves in, doesn't meant they can't change at some point in time.

    The other thing that makes me nervous is if the HOA fees start going out of control.  That was a BIG problem for some people during the housing crisis.  Neighbors got foreclosed on and/or sold their houses.  Few buyers in the market to pick up those properties.  Led to fewer home/condo owners in an association to pay all the bills.  And HOA fees went up significantly.

    With that said, right now I'm eying a 1 bedroom condo listed for $38.9K that already has a renter paying $800/month.  So tempting and such a low point of entry.  But, ugh, it's a condo, lol.  Which is really not what I typically look for.  I really need to get over myself and call my agent, to at least find out the comps and what the HOA fees are.

  • Hah, when H and I were looking at houses, I loved one that was in an association. H didn't like it because he didn't want the association telling us what we can and cannot do to our house or crawling up our ass all the time.

    Then he loved a house on the historic house registry. I'm like, "Really? You think this is going to be better than an association!?!!?"

    Thankfully I hated that house, he hated the one I loved and we found a house that is neither registered nor in an association.

    I've admittedly always been a bit wary of HOA situations.  One of the reasons is exactly your H's concern.  I've heard some doozies when it comes to rules.  Like you can't have a BBQ in your backyard.  To me, that's a "symbol" of home ownership!  Or cars can't be parked on the street for longer than 2 hours.  All kinds of weird stuff.  And even if rules are acceptable when one moves in, doesn't meant they can't change at some point in time.

    The other thing that makes me nervous is if the HOA fees start going out of control.  That was a BIG problem for some people during the housing crisis.  Neighbors got foreclosed on and/or sold their houses.  Few buyers in the market to pick up those properties.  Led to fewer home/condo owners in an association to pay all the bills.  And HOA fees went up significantly.

    Oh yeah I agreed with him too. We got the HOA packet and read through the rules and stuff and they weren't bad (plus my sister knows two people who live there and neither had ever had an issue). For me, I loved the house enough to deal with the association. H did not. Just like H loved the old Victorian enough to deal with the Registry, while I did not. LOL
