Venue, South Suburbs

I know venue advice posts have been done to death but I'm throwing out another one. Anyways, I'm looking for a venue that is NOT a typical banquet hall.  I'm an architect so for me the venue is Uber important. I could go one of two ways, either a historical building(think old train station), or a modern loft style building (maybe an art gallery).  We will have 100-125 people.  Looking somewhere outside of the city, preferable Southern Burbs since everything I love in the city is way out of our price range.

I don't live in the area, I grew up in NW Indiana but my parents now live closer to South Bend,  Indiana.  My family is mostly in NW Indiana and some in Kankakee, IL so I'm open to looking in the Chicago area burbs as well as NW and NE Indiana but so far have come up short on anything that I like in my price range.  Looking to stay under $40 per person for food/drink.  We can't afford the 3000-6000 price range for just the venue space that most places I've looked at so far have been.

I'm willing to skimp in places such as flowers/decorations, etc to get a place I love. I want the space to speak for itself and not need the elaborate decorations.  Also, someplace that will work for both reception and cermony would be great, no limo need then.

Any ideas would be greatly appreciated.

    Chateau Bu'Sche has some really pretty atriums...

    ....perhaps consider looking for a Sunday wedding for your price range.

    Joliet has a few places that might interest you and you could probably make most of them work with your budget, especially if you're willing to have an off season or off day wedding.

    Lubeznik Center

    ETA maybe also Cavallini's in Tinley Park

    I am not sure of pricing on any of these, but they are lesser mentioned venues that might be worth a look.

    Try CD & ME in Frankfort. They have beautiful setting, waterfalls the works.

    i know im late and its in the city. i dont know how expencive they are cus my friend had an agreement and got the space bacisally free... i used to know 2 of the managers there but zhou b cafe is the place its in bridgeport 35th street. they hold weddings there all the time. i think the web site is www.zhoubcafe.com .... luck with your place

    Check out Adrianna's Banquets in Markham, Il.  the venue is beautiful and very inexpensive.  They offer alot with the price too such as centerpieces, colored napkins, table cloths, etc.  They have a bridal room with a cascading staircase.  Here is the link:  http://www.adriannasbanquets.com/
