    FYI, I know you all aren't near NYC, but I can't help it.  In my head, I keep hearing the word "garbage" in garbage plate pronounced GAH-bage.  Like in a NJ/NYC accent, lol.

    Another plus for Detroit!  We're known for our Coneys.

    I am a fun of Pittsburgh too though.  I stayed there only one night but was pleasantly surprised.  Downtown during the weekend days seemed dead though.

    And yes, Cleveland is basically at the tip of Lake Erie, so any other Erie based city is just a short drive away.  But Cleveland is still in O-Hi-No.

    I actually have no plans to move to Cleveland directly.  I'd just be using that city for her REI opportunities, if I'm living somewhere else that is only about 2ish hours away.

    I actually have a lot of family in OH, but in the Columbus area and also outside of Dayton.  It is pretty cool that the general areas I am considering are within a half day's drive of those cities.  Throughout my life, I haven't gotten to spend much time with those aunts/uncles/cousins.  But I like all of them and it would be nice to get to know them better with a 1-2x/year visit.

    Tough crowd for Ohio on this board, lol!

    It's pretty rare to find pro-Ohio people in the Mitten. First, there's the issue of Ohio State.  Second, any time we drive south, we have to spend 4-5 hours driving through it, and the speed limit is slower than ours.  Third, we're just rivalry people.

    As long as Columbus leaves the ticket prices for hockey games low (against the Hawks) then I'm pro Ohio/Columbus.

    It is. Unless there's an event or you're in the cultural district, Downtown is dead outside of normal 7-7 weekday business hours. You'd have to go to one of the neighborhoods for more nightlife - Station Square or the South Side (bars, restaurants, shops), the North Shore (football/baseball/casino), the Strip District (markets, bars, restaurants), Oakland (Pitt and CMU campuses - so lots of college kids, bars, restaurants), Homestead Waterfront "The Waterfront" (restaurants, bars, movie theater, shops).

    It is. Unless there's an event or you're in the cultural district, Downtown is dead outside of normal 7-7 weekday business hours.     Hee, hee.  I have a stealth parking lot that is primarily for the big office building it is across the street from.  Except it's also only 2 blocks from the French Quarter.  It's beau coup bucks during the weekday before 6PM.  $35-$40 for 8 hours.  But the rates drop dramatically at night and on the weekend.  About $2/hour.  And if I leave after 9PM, the attendant is gone and the gate is just open.

    Finally someone speaking my language!  Lol...although “gah-bige” would be more Queens/Brooklyn/Long Island...I haven’t met anyone from Manhattan that has that accent.  We don’t have garbage plates but there are plenty of 24-delis for crazy heroes and of course super late night pizza, should you have a drunken hankering.

    And you’d have to swap “y’all” for “youse” (pronounced “yuz”)...if you’re one of the ladies here that says y’all..can’t remember  :p

    I know I would never go hungry in NYC or any of her boroughs!  Even if you all don't have "gah-bige" plates.

    I occasionally use y'all, but not usually.  My typical is "you all".  I'll be sure to add "youse" and "youse guys" to my vocabulary if/when I move up in that direction, lol.  Thanks for the tip, lol.

    I'm late but wanted to say KC is a good place. Being a border city makes things interesting. If you require state licensing, you need it from two states, or you halve your market. A few years ago, KS introduced self-employment and small business incentives, and the KS side of the city is becoming a tech and biotech hub. The whole city is an anchor of the Animal Health Corridor. Prices tend to be lower on the MO side of the city. Last year, a friend of mine actually bought a cute little house on the MO side for $30,000 as an investment property. That's obviously not the norm, but it happens.

    It sounds like a combination of a Boston accent & a NY accent.

    I just came across an article titled, "7 Big Cities Where You Can Still Afford to Own a Home on a $40,000 salary."

    LMAO that some of the cities I'm considering are right on that list!  Not that I'm looking to buy a single, family home.  But these should be areas where all real estate is cheaper.  Gives me a bit of confidence that I might actually know what I am doing, lol.  Here's the list with salary needed to buy an average-priced home there:

    Cincinnati: $39,694.76 salaryCleveland: $36,462.63Indianapolis: $36,670.05Louisville: $37,940.17Memphis, Tennessee: $37,820.45Oklahoma City: $37,306.76Pittsburgh: $35,205.49

    Louisville is the only one I hadn't thought of.  I'll need to take a look.

    I figured Indy would be on that list. I was making under $40K when I bought my house and it was in 2007 when interest rates were higher. I had saved 20% for down payment and was really good able living below my means even as my income increased shortly after buying it

    I was making less than $40k when I bought my first house at 22 on my own.  DH moved in with me 10 months after I bought it (I met him the week after I signed the contract to build it). 

    I got an FHA loan that provided 3.5% down (but I had PMI, of course).   We stayed in that house for over 10.5 years and I made a killing when we sold it because the area's home prices were (and still are) sky-rocketing.

    @kvruns and @mrsconn23, I actually just recommended to a friend of mine that she consider Indy.

    She's an old friend from when I lived in So. CA.  They are still there.  She surprised me and said they are looking to move to Idaho, AZ, or TX in about 2-3 years because of the HCOL and laws that "curb the rights of parents".  She home schools, but would prefer to put her child in public schools.  As long as they're not "terrible" like the ones in CA.  We are way off from each other, politically.  So I didn't even touch what she meant by "curbing the rights of parents".  My words to her were:

    • AZ -- the only place with jobs is Phoenix and they also have a HCOL.
    • Idaho -- Girl, please.  You've never even been in snow!!!  You would be miserable there.  Immediately knock this off the list.  As an aside, she is a very particular person...about everything.  And doesn't like change.
    • TX -- great choice!  Good job opps. in the major cities.  Relatively cheap real estate, but it does have high property taxes.
    • Added in Indy for her.  Good job opps., but an even lower cost of living than TX.  Rattled off general stats/prices for houses.  Also pointed out that, it is colder and will have some snow.  But not like Idaho!

    Her question, that I didn't have the answer to, is, "What is the political climate like?"  I guessed it would be more on the Republican, conservative side.  Just because I generally think of the Midwest that way.  But wasn't sure if that was specifically true for a bigger city, like Indy.  I'd appreciate any thoughts on that, for her.

    Overall the state is Republican, although Marion County (where Indianapolis is) is Democratic. There is definitely a conservative feel to the state and legislature as evidenced by some of our national headlines like RFRA (Religious Freedom Restoration Act) although I have many left-leaning friends and none of them have been like "omg I have to leave this state because it leans to the right". But I'm not a big political person as it is. 

    The Idaho thing is funny. My ILs are in Orange County, CA and their neighbor just sold their house and moved to Idaho. I guess they had a place there for years and liked to go for the snow and decided to move there full time. Seemed crazy to me (and my ILs too)

    I agree with @kvruns. Indiana is traditionally republican except the urban areas of Indianapolis and Gary (Chicagoland). Most of my friends are left of middle to moderate with a few pretty liberal. Other than my own children, I know no one who can't wait to leave the state. My own kids won't come back - except maybe DS2 because of the technology companies that are moving to Indy from CA. Cost of living is reasonable and Indy has a lot to offer sports/culture wise.

    That's where she lives!  And where I used to live.

    Politically, it's reversed from your description of Marion County, in OC.  CA, the state, is pretty liberal.  The Dems can always count on those electoral votes to be thrown to them and state laws match.  But OC is uber-conservative (so is my friend).  I don't think I can adequately describe how extreme it is, lol.

    You'd be surprised how common it is for people living in So. CA, to move to a LCOL area after they retire.  If they've owned a house for a good while, they'll usually make a killing on selling it.  Buy their retirement house super cheap and with cash.  Put the rest of the money in the bank, for an extra cushy retirement.

Unless I misread that.  I definitely have some friends who left for bigger cities in other states although a lot of them have come back now that they have families. And Indy is definitely getting more into the tech scene in the northern suburbs especially so I think that is helping to bring people back.

    That is interesting on the OC because I was very surprised at some of the comments from my ILs. I just assumed my MIL was liberal (born and raised in So Cal) but when we visited earlier this year I got a different view. And the neighbor who was moving to Idaho I'm pretty sure they were like crazy, alt-right almost kind of people (my ILs are NOT like that)

    Very interesting! My MIL (and her kids) are very "California" as I would call it so the conservative angle did surprise me.

    San Diego is more conservative than you think! Heavy military influence. I've lived in LA and SD and SD is lightyears different. The OC is such a mindfuck to me (politic-wise)

    Yeah, I had too many negatives in that sentence lol. Sorry about that - I'm running on too little sleep lately. My kids are the only ones I know who won't come back. Everyone else plans on staying - except the snowbirds who have winter places in Florida!
