NWR: Open House Update!

Hi ladies - as some of you may know, I am selling my condo in Atlanta so I can move to Cincinnati in a couple of months to be in the same city as FI.  I had an open house today b/c my neighbor is selling their unit as well (same size as mine) and they have a realtor and they had an open house scheduled today also.  I thought I should take advantage of the traffic they may pull into the complex.  

Soooooo, I'm really excited b/c I had one couple come and want to rent it and they already agreed to pay the entire amount of my mortgage so that would be perfect if I don't sell it!  They are a really nice family, so I would be happy to rent to them if I can't sell it.  They have one daughter who is in elementary school down the street from my home so they seem very stable.  Then I had an older woman come by who currently lives in the complex but is renting a smaller unit and wants to buy a larger unit to make it permanent!  I'm really excited about her, she seemed very interested and loved my decor.  Finally, one other older lady came and I don't think she can buy in my timeframe b/c she'd have to sell her house (and it's not even on the market yet) but she wants to buy some of my artwork, mirrors and furniture I'm selling.  So today was extremely helpful - I'm feeling so much better about selling this place!  

I know this is long (sorry) but had to share the good news!  I feel one step closer to being with FI soon!!!!

    @ happe, yes I was so worried about putting it on the market b/c of the tough housing outlook.  But it seems to be working out.  I'm going to have another open house next Sunday since it's all clean and ready now!  LOL

    Congratulations!!! I think is was very smart business tool having an open house when your neighbors hosted theirs. Also, if you can rent it for what your mortgage is also great news!

    YAY!!! CONGRATS Date twin!!! I so hope that you find a buyer, but if you don't at least you would have a nice renter!

    GREAT!!! I'm happy about this for you!

    I would suggest, in this case, that you rent it! Continue to rent it until you own it. THEN your condo will bring in extra income!!!

    Thanks girl!  You KNOW I was waiting for your response since you have been so extremely helpful!!  I loved the family that wants to rent it, so that is a serious consideration.  Do you think it would be weird if I asked them to sign a long-term contract for maybe 3 years?  That way I know I don't have to worry about it and that should work with their timeline since their daughter has at least 3 more years in the elementary school nearby. 

    Also, I put it on the forsalebyowner.com site over the weekend and I already have someone calling today!  She is a doctor for the county I live in, which is promising...I'll keep you updated!

    Sorry, after signing the roll call, I left and went to the movies. lol

    Long term lease agreements are great. However, you don't really know them and won't be able to monitor what's taking place at your house. 3 years, to me, is a bit much. The 1st step would be a credit report and rental history. If all is "clear" then I would suggest a 1- 1 1/2 years lease agreement.

    Is the doctor wanting to lease or buy?

    Just talked to the doctor and she wants to lease.  :(  So that's not as promising as I thought.  So I need to have another open house and find a way to follow up with the lady who lives in my complex who's interested in buying.  I should have asked her when she was planning to buy, when her lease is up, etc.  Oh well, lesson learned!  I need to be more inquisitive next time I have someone interested.  thanks for the advice girl!

    You're welcome. But DON'T count people out because they want to lease. Remember, they will be paying your mortgage so one day you'll OWN the condo. So if you guys ever want to move to Atlanta, you will have somewhere to stay OR just have extra income.

    Also, maybe make some info sheets so the ppl that come to the open house can fill them out so you'll be able to stay in contact.
