TLV - didn't want to threadjack

Didnt want to threadjack the poll with my craziness.
Back in August we put in an offer on a house, ended up backing out after a horrible inspection. The inspector found about $25k to put in the house before we could live there, then saw the wiring and told my bil (who came with me because dh had to work) that if he didn't talk me out of buying the house he would beat him up. Ok, so no house for us. It was better in the long run.

So in September we found our dream house. THE house. Except its a short sale. The seller signed off on the paperwork within 24 hours and it turned into a waiting game with the bank. They finally had an appraiser in the house last week so now we have to wait another 2-4 weeks before they decide a closing date, which could be up to 40 days. So....maybe by March? We already missed the November tax break and now we're cutting the April date real close. If the bank backs out for any reason we're just screwed.

But the really fun part...when the appraiser went in last week his report included "no kitchen". Um, what do you mean no kitchen? The house we walked through had a completely new kitchen, granite countertop, the works. So we got to go see the house again.

The seller completely stripped the kitchen and sold everything (he was that desperate, its really sad). It's now a 21' by 11' room with wood floors, water/gas hookups and white walls and that is it.

We're hoping the bank will offer up the money to replace the kitchen, since our offer included a kitchen, but I don't know. We're offering the list price, but its still $100k less than the house is worth so I'd rather pay for a kitchen remodel than lose the rest of the house.

And thus, the saga of "Katiewhompus and the House", continues...

  • Oh good lord that's crazy about the kitchen! I hope you get everything ready in time for the tax credit :) That's kind of the reason we wouldnt' even look at short sales or foreclosures because they take so long, but I also know we missed out on a lot of great deals.  It sounds like you're getting an awesome deal, but it would be even better if they did something to make up for the kitchen! Keep us updated :)

  • I must say, not having the house has been nice the past two months. Our rent is usually jacked up because it includes utilities, but its been so cold the past 2 months that we can have our heat running 24/7 and not pay more for the electric bill.
I just can't wait until I can take out the dog again. Her poor legs are so stiff right now Scott has to carry her down the stairs after she pees.
  • that is crazy. what a douchenozzle of a seller to take out the kitchen. I hope everything works out in the end! and this way you get to plan a kitchen to be the way you want it!

  • I do feel bad for the guy. He paid roughly $270 for this house 2 years ago. He put $25k into the kitchen and another $50k into renovating the rest of the house. From what we gather his wife left him (he looked around mid 40's) and he couldn't keep paying the mortage so he put his house on the market for $159k. At the beginning of Dec he could no longer afford the electric bill so he stipped the kitchen, sold it all for $1500 (not 15 thousand), so he could afford gas to go live with his parents in NY.
  • That dude sounds like one of FBIL's douchey friends.  He's made a pretty good "business" of going around and doing shiit like that.  I think it's the stupidest thing ever, and should be illegal.
  • Thats sucks about the kitchen but llpstl had no kitchen when she moved in and now it looks amazing! Hopefully everything goes well...
  • Holy crap that guy lost a lot of money!

Technically, lpstl did have a kitchen, but that kitchen consisted of about 1 ft of freestanding counterspace/cabinetry, a gas line coming out of the floor not attached to anything, and a couple of appliances that barely worked :) But I just went to her house last weekend and saw her new kitchen and it's so beautiful! So yes, keep your hopes up and hopefully you'll end up with a fabulous kitchen in your steal of a house!
