Help! OBX Wedding 2012, rental questions!

Hi! My fiancee and I are planning to get married in the OBX at the end of May in 2012. I've been doing some early searching for vacation rentals where the ceremony will take place on the beach. I've found some beautiful houses that would be perfect, with one dilema: Special event fees. They rage from $2,000 to $4,500 tacked on top of the price of the house. 

My question is, does anyone know how I could rent one of these beautiful homes without going way over my budget because of these fees? We are planning for the wedding to be very low key. Small ceremony on the beach, and a casual dinner at the house afterwords. I can't see spending 4,500 dollars just because we are having dinner at the home when we do that every year on vacation without a wedding being involved any way. Please help if you have any information on this kind of situation! Thanks so much!

    I booked a house in Emerald Isle thru Emerald Isle Realty.  They do charge event fees, but they are lower than what you have found in OBX.  Mine was $1000, but I believe some are lower than that as well.  Good luck!

    Thanks for the help ladies! I talked to a realitor, and it has something to do with their septic system, when a house is over the occupany amount. Hopefully I'll find something!

    I would check out  topsail island. There are some really nice homes on the northern and southern ends of the island. They are away from the main down town area. So they are nice and quiet, not a lot of people.   We rented a 30 person beach house in surf city that was on the beach and perfect for the wedding after party. Century 21 action was so helpful finding us and our guest rental homes that fit our budget and needs.
