Searching for venues

Hello, 
    My fiance & I have been engaged for almost 2 months.  We are having a very difficult time finding a location in Charlotte, NC or within 3 hours driving distance of Charlotte.  We are hoping to find an outdoor venue under a large tree.  We are looking for something with a bit of a rustic feel to it...maybe a barn or something similar.  My biggest concern is that we are looking to spend under $9000 once everything is all said and done...venue, food, alcohol, dress, invitations, rings, favors, cake, EVERYTHING.  We are looking for a Fall 2013 wedding.
    Most of the places we have looked at are either already booked 1 year in advance or they are WAY out of our price range.
    Our guest list is about 60 people and we would prefer not to do a state park.  We have heard a lot of horror stories about staff not opening up the facilities, etc. 
    Any suggestions?  Please help us.

    DON'T have your wedding at Celebrity Dairy - the place has gone downhill. The owner has fired her chef and Innkeeper and is trying to run the place all by herself. Trash, broken glass, weeds, cigarette butts were all over the reception area when we showed up. The owner refused to clean up the area. Towels were mildewy, I could go on and on.

    I am using South Charlotte banqquet Center in Ballantyne. Its all inclusive. It covers tthe caters, use of centerpiece items, table clothes, chair covers, all your dishes, glasses and silverware. You also get a bartender or server. The only thing y0u need to provide is sashes for the chairs and napkins. Oh yeah they also provide the hanging drapes across the ceiling.It cost about $40 p/p. My wedding is about 70 people and im looking at $3000 for this. My budget is $5000. Its really nice and clean. You can also have a wedding there also but its about $300 extra. Call them and ask about the package and a tour. Hurry the rates are about to change. 704-341-3312 the banquet hall
