SEVERE WEDDING BUDGET! I NEED YOUR HELP!!!!!!

my finance and i got engaged a couple months ago, I've been dreading doing this wedding planning as I'm a nontraditional person and really don't care to spend $100+ per person to be in a wedding hall..we are on a very strict budget of 5K for our wedding venue and reception as we are buying a house first.

we are looking to have about 125 people

we are open to the time of year as well as friday/sunday wedding for discounts

we are open to renting out loft spaces,barns,wineries...something cool and different but don't want to rent linens ect....

looking for help as i hope this IS possible..we live in westchester but i am from orange county so we are flexible with traveling either upstate a little, nyc, or even into jersey

i found most wineries/barns get you with rental units and then a site fee... not to mention a caterer, it can be costly.

there's some cool loft spaces in long island city/brooklyn - a bit industrial but really cool spots.

We just set our date and got a very reasonable rate! We are getting married in November at Cortlandt Colonial Manor. Evan is the main reason why we chose the place. He can create anything you want. Their rates are already reasonable but November offers a great discounted rate. I strongly suggest checking them out! They aren't a "wedding factory" but they are still a venue that has the all inclusive packages. We were trying to find a barn type place but we found that it really wasn't within our budget and our budget. If that place isn't DIY enough for you, I would look into Locust Grove. But with that place you would have to bring in your own caterer. I also looked into Full Moon Resort, but I decided it was too far away. They do have a beautiful barn and accommodations on site. Their off season pricing was fairly reasonable- but Catskills and possible snow could be tricky...

If you are open to any season, the best rates are from January to March. Some places are a whole 50% less on a Friday or Sunday during those months - For example, the Surf Club in New Rochelle. We are talking 90 or less with tax and tip included.

thank you so much for the suggestions!! just what i needed as i am now looking more into event spaces to rent such as Locust Grove, just didn't come around to find that one..great heads up and exactly what I'm looking for!!
