    I have 2 of my lexapros in me and I feel like my brain is all THANK YOU LISTEN TO ME NEXT TIME (even though I know it's probably completely placebo at this point).  Also working from home today and I am not.feeling.it.  Though it was very nice to take a nap at lunch. 

    I need to figure out vacation.  I negotiated starting with 2 weeks, but trying to get used to this place and looking at the trial calendar, I'm just like, ew.  I did have something really nice happen at work.  My team has 2 paralegals on it, b/c our boss has so much stuff.  She only started a few weeks before me.  Apparently she had gone to the attorney in charge of hiring to ask for help with our attorney; hiring attorney told her to come to me, b/c "Varuna seems to have a good handle on Attorney Name's wants and needs".  That means hiring attorney has been getting good feedback about me and that is very pleasing.  

    I keep wanting to go see concerts, but the entire process of parking and being around that many people is just so damn unpleasant to me anymore.  I've gotten spoilt because I walk to most of the shows in my city, b/c the few big arenas are close to where I live.  Last time I had to drive to a show, someone in my vehicle finally got out to walk around and figure out WTF was happening in the parking lot b/c we hadn't moved for 30 minutes.  Came back and had figured out where the jam was, so we were able to move around it, but it was a solid hour before we could even get out, to start the drive home. It wasn't too bad when we went to see Todrick Hall, but that was a much smaller venue and we had stayed for meet and greet, so traffic was mostly cleared by the time we left. 
  • @VarunaTT when we see DMB the band plays a big amphitheater in Hartford that has no parking so we have to park about 2 miles away.  I don't mind the walk but it was unpleasant last summer when it was a walk in the rain.

    i didn’t know that about Harrah’s either, @short+sassy but very cool.  I’ll keep my fingers crossed on that tenant.  Are you still taking new ones until you move?
    Generally speaking, duplexes sell better when they are fully rented out.  So there is no reason not to get that unit rented out, while I have a vacancy.

    I don't currently have this duplex for sale.  I'm not sure what my longer term plans for this building are.  If this new person turns out to be a good, low maintenance tenant, I might keep this duplex even after I move.  The tenant in the other unit is on S8 and she is absolutely ideal.  She almost never calls us for anything but, when she does, she is always so nice.  She keeps the place pin-drop clean and 100% of her rent is paid by S8.

    My insurance for this property is outrageous and the crazy high insurance rates are my biggest reason for leaving NOLA.  But I also bought this duplex super cheap, so my loan payment isn't much on it.  My monthly cash flow is amazing, despite the high insurance. 

    Not including my own house, I have one other property that doesn't have a tenant and isn't listed for sale.  The last tenant caused extensive damage in the scant 4 months they lived there, smh.  It will probably take us 1-2 months for it to be move-in ready.  That's the one I'm really struggling with what to do with it.

    It would have a great monthly cash flow also.  But once it's ready, I have to make the decision, even if I'm not sure which choice is better.  It will have a much greater buyer pool if the house is kept vacant, because either an investor or a homebuyer might want it.  Whereas if I put a tenant in the home, only an investor would want it.

    Happy birthday @levioosa and I hope work wasn’t more awful than usual and you get some celebrating in this weekend 

    Pink/Brandi are outdoors at Citi field (where I go often to watch the Mets play).  And I take the LIRR (public transportation).  I’m definitely not at indoor concert level of post-Covid, and also would hate anything involving tons of cars/parking. Thankful to live in such a public transit friendly area.

    @short+sassy that sounds awesome about the flight/AC trip. I think I’d also use it as travel to the area and spend some time in nyc (though I’m somewhat curious about AC, I’ve never been, it doesn’t sound like something I’d spend money on. But if it was offered for free I’d be tempted.)

    I was pouting a little on my bus trip to NYC last time.  There were all kinds of amazing casino offers at the bus station, with lots of free slot play.  But almost all of them were only good for NY residents specifically, lol.  Not even their own NJ locals.
