Beach house or Event venue?

We are wanting to get married in the FL Panhandle in May 2012, but I'm having such a hard time deciding between renting a beach house or doing a beach wedding them moving to a event venue (really like Bentley's on the Bay and Cabana Blue - anyone been to a wedding at either of those?). But I don't like it having to end at 10 - there's a beach house I've found outside of the 10pm noise ordinance. 

I like the beach houses on the water with lawns overlooking the ocean or large decks - but I'm scared of rain and not having an alternate indoor venue and dont want to be stressed out all day of the wedding because of preparations. 

We live in the Indianapolis area so it's not like I can just drive down and check things out.  If anyone has any experience with either of these any insight would be greatly appreaciated!  Thanks a bunch!

    I'm looking at the same and I'm from southern Indiana :-)  First we were looking at the Outer Banks, NC but are now looking at FL since it would be closer and cheaper for our families.

    I debated the same thing &  then decided on Cabana Blue. The 10 pm ordinance was upsetting for me at first but then I decided that 10 pm is a natural break time for the older guests to go home if them want, the rest of us can go out for an afterparty. There are plenty of places in the area to go after the reception!

    Bentley's on the Bay is where a friend had their wedding and it was beautiful. I would highly recommend it. The area is so beautiful....we had our engagement session in Seaside, which is close by, and the pictures are amazing. Not to mention that the photographer is amazing. lol.     Tara, I am having the same issues as you in decidin whether to do a house or event.  Did you ever figure anything out?
