Yall, I went over browsing and lurking on The Nest....its pretty boring over there. LOL. 

Aside from that, DH and I are ready to buy our 2nd house! YAY well not ready but mentally preparing and getting financially ready. What methods do you all use for budgeting? spending? paying down debt? etc.

    I know what you mean...They really need an AAW board over there. 

    I will be watching this post. We need to decide what city we will be settling in first before buying a home. We will both be first time buyers and we are taking steps towards saving for the down payment. But I feel like we need more "education" on all this and was wondering where to get that from. 

    I have some debt from moving to STL from AZ two years ago, so that's my first priority and my next is to pay off my car. I have been riding that payment since grad school...it's sort of ridiculous! When hubby buys a car, he buys cash, so he thinks it's even more ridiculous that I have a car payment and this long at that. 

    I have been watching out for "first time home buyers seminars" but haven't heard of any thus far. So any advice would be greatly appreciated!

    We are going down the same road as well. We are both continuing to build solid credit history. Most major city's offer the home buying seminars...I googled for mine, got set up to go and then realized I had a financial planner to ask all my questions too! Duh! We are both veterans and will be going VA but we still explored all options. Then there's the building vs non-building....I know building your home is really popular in the south or buying direct from the builder. There all many options out there ladies, explore them all. the biggest thing is making sure you and hubby/FI are on the same page financially, especially credit wise.....cause once "I Do," you take on each others debts..which I know you all are aware of....happy hunting!

  • No problem Ro! YES! He needs a credit card! He can start with one if those secured cards with like two or three hundred dollars. What that means is he pays that two or three hundred deposit and could like use it for gas or something. My advisor told me that it's good to not always pay the card off every month, to keep a small balance like around $50. Revolving credit is good. I don't have any cards but I have a revolving account with my bank which means I can borrow or advance straight to my checking account..it's the same as a credit card but I don't have an actual card, I just do a funds transfer. It has interest rates too just as a credit card.

  • Ro yay we can work together to be accountable. When I bought my first house, I went through a program called Ga dream which was dp assistance. Until my lender added in my biz losses and said I made too much to qualify. Anywho, I have cc debt that my plan is to have paid off by 2014. If I was able to pay for this weddi ng then I can payy cc off. After that I will be done w debt. Dh doesnt have any either and the same w his car situation. ...cash. I'm going to start us om Dave Ramsey Total Money Makeovet and the Baby Steps system. I wonder if there is a group of ladies wh o would like to do it together?

  • I was just looking at The Nest last night (trying to wrap my head around the idea now), and was VERY surprised there is not an AAW board there. After having a convo with my cousin who tried for 8 years to have another baby and her findings on AAW in their 30s having babies, I was a little disappointed, no lie.

    I also have been thinking about getting house buyer ready. I have thought about traking classes from Dave Ramsey and would love ideas on how to get ready in the next 3-4 years to buy a house.

    Ro a word about adding him to your cc accounts - technically he'd be an authorized user, not a co-borrower (the difference in loan terms is that only the borrower(s) of a loan is/are responsible for its debt), so the credit behavior affects a borrower or a co-borrower, an authorized user, hardly ever.  the good news is it won't hurt.   

    the line of credit meems and morgan are referring to is also known as overdraft protection - the amount of money you are covered in case you're temporarily insuficient and the bank covers that check instead of bouncing it.   bolded bank because they're not covering it, it's a loan you repay.   called revolving debt because it continues for as long as your checking account remains in good standing.

    LOL! Actually the account I was referring to Isn't overdraft protection. .Im aware of what that is and I opted out of that. It's actually a line of credit..I couldn't think of it earlier when I was trying to explain it.

  • I purchased my house through a program called NACA.  I was in the program for about a year before I could by my house.  This is a great program if you have the patience to go through it.  You don't have to pay a down payment or closing costs.  My interest rate is also 2.5% and that is NOT based on credit.  They have a set interest rate that is ALWAYS lower than any other lenders.  At the time I bought my house in 2008 their rate was 4.65 and I was able to buy down my interest rate using money that the builder gave me.  I could have also used this money for upgrades but the low interest rate lowered my payments significantly.  NACA takes into account all of your bills when deciding how much you can afford to pay per month (daycare, car payment, insurance, car payments). They want to make sure you are not living beyond your means.  They will also help you out if you get into financial trouble on down the line and need to restructure your loan.  If anyone wants to know more information visit  naca.com
  • I would highly suggest, first, to get a heads up on your credit scores or your FICO score which is what almost every lender uses to determine your credit worthiness. You can also get your score from the other 2 credit bureaus (Transunion and Experien). FICO score is mostly used though. By using FICO score simulators, it can help you simulate the best option for almost any possibility you could imagine when it comes to your credit.

    Total Money Makeover is a great book and really does help. For the long term finacial prosperity, I also recommend Smart Couples Finish Rich by David Bach. And while we are at it, Smart Women Finish Rich. This book has helped me so much. I read this book before I purchased my first home 9 years ago and have used every priniciple in it since then.  

    Ro, if hubby needs to build up his credit, he can get any revolving cc and pay the total bill out every month. He can use it for something like gas...doesn't matter just as long as it is paid out every month without any penalities. My dad did this for me when I was 18 which allowed me to have long standing credit and buy my first house. He just made sure it was paid off every month. 

    Morgan, our Soror, Lynn Richardson, has a great book (Living Check to Monday: The real deal about money, credit, and financial security) for home ownership and budgeting that I recommend to anyone as well. It's easy to follow. She also has a Wealth Building Kit that was interesting, but I think it was pretty costly when I bought it a while ago. I'm sure she will have a seminar at Centennial (she did when we had National's in FL). If any of you can, check her out.

    When my mom added me as an authorized user on her accounts when I was a minor (did a study abroad overseas, gave me a card for emergency purposes), we finally looked up on my credit report and those cards info were on my report when I was trying to get my first card at 21. So who knows, it may be different now that was almost 10 yrs ago.

    Building credit doesn't take long and it doesn't have to be scary. Since you all are wary about purchasing your first home, I wouldn't suggest adding him to your cards because essentially it would look at it as he has that amount of debt too....even though you are "sharing" it for the same accounts. Example: say for instance you just want to go off his income for purchasing the house, well the less revolving credit he has with balances the better.

For the long term finacial prosperity, I also recommend Smart Couples Finish Rich by David Bach. And while we are at it, Smart Women Finish Rich. This book has helped me so much. I read this book before I purchased my first home 9 years ago and have used every priniciple in it since then.   Ro, if hubby needs to build up his credit, he can get any revolving cc and pay the total bill out every month. He can use it for something like gas...doesn't matter just as long as it is paid out every month without any penalities. My dad did this for me when I was 18 which allowed me to have long standing credit and buy my first house. He just made sure it was paid off every month.  Morgan, our Soror, Lynn Richardson, has a great book (Living Check to Monday: The real deal about money, credit, and financial security) for home ownership and budgeting that I recommend to anyone as well. It's easy to follow. She also has a Wealth Building Kit that was interesting, but I think it was pretty costly when I bought it a while ago. I'm sure she will have a seminar at Centennial (she did when we had National's in FL). If any of you can, check her out. Hope this helps, Cha
