I've gone to the dark side.

I just spent close to 2 hours on the nest.  I don't know what's wrong with me. I got distracted by advice about buying a house, and now I'm absolutely convinced we shouldn't buy a house yet, but DH says we should. Also, really really dumb question that proves we shouldn't buy a house yet: where does the real estate agent's commission come from? The seller? (i'm still scared to actually post on the nest)

    Ok that makes me feel better, that's what I thought.  But the fact that I don't know anything about this is just reaffirming my fear.  DH is asleep, I really want to go wake him up to talk about this.

  • Set out your monthly budget, and go from there.  Also before you start looking try getting pre-approved for a loan.Hope this helps :-)

    We're going to try the preapproval step next week, so I guess after that I'll either feel a whole lot better about this, or a whole lot worse.

  • Its a lot easier when you know what you can afford.  Its also surprising how low house payments are right now.  Fi was paying about $300 more on rent than what he is paying now for the house.

  • The commission comes out of the seller's side 99.5% of the time. It's written into the purchase agreement. The only time I've seen it work differently was when the buyers had an agent and the seller's didn't. In that case it was added to the closing costs.
  • Talk to a Real Estate Agent they would be able to answer questions that you have.

    We actually have a real estate agent, and I'm seeing her tomorrow, but I shouldn't spend so much time on the nest. They freaked me out.

  • Some innoccent girl posted on babies on the brain that she had read Taking Charge of Your Fertility and wanted to start monitoring her temps and did anyone else do that and their tore her to shreds. Anyway good luck with house stuff.  Also remember to have a substantial holy crap this broke fund left over when you buy.

  • It's good that you're already married. We recently purchased a house back in March. I'm really glad we did...but it's a lot while planning a wedding. Especially when we're financially contributing to it AND trying to take a honeymoon. You just want to buy, buy, buy for the house but at the same time you're spending, spending, spending for the wedding. Make sure you love your agent. Ours was fantastic and she gave us some great advice while we were searching and especially when we were offering, counter-offering etc. I never once felt pressured to buy just so she could make money. She really had our best interest at heart and that made a world of difference. Happy hunting! :)

  • OP: I admit, I have spent some time on the Nest...only out of desperate boredom. Anyway, definitely talk all your worries over with your real estate agent. As someone else said, you can end up paying less per month to own than you pay in rent.NQB: The Baby Not on the Brain board is somewhere in between/a combination of P&E and NEY, as far as I'm concerned, in terms of the way people are treated. The girls there are super close, it's scary.

  • Yeah I mean after being on here I would have lurked first before posting but it was a completely reasonable question and they went to town on her.  I actually felt kind of bad.

  • When I first signed up on the message boards, I read a little since I couldn't post for two days.  I went over to the nest, just to see what it's about...lol... Imagine my relief that after I'm married, I can still post here.  I'm skeert to go over there.
