Not Engaged Yet

We are 6 weeks out from the wedding, and almost everything is done.  All I have left to do is make the programs and escort cards.  Both which I cannot do until mid-September.  There is no thread about our house.  Haha.  We just accepted the bank's counter offer.  We still have to do inspections and all that jazz.  However, our financing is already lined up and the bank REALLY wants to close.    It is a foreclosure (aka really great deal.)  It is 3 bedroom, 2 bath on .2 acres with lots of potential.  The yard backs up to a school field.  Plus it is on a wide tree-lined street in a great neighborhood.  [IMG]http://i25.tinypic.com/2w1zk9y.jpg[/IMG] There will be a lot of sweat equity involved.  It currently has about 10 different types of flooring, a lot of it horrid vinyl.  The stairs are burgundy shag.  Luckily, FI used to flip houses, my dad is a contractor and several uncles are tradesmen.  One of FI's construction buddies offered to bring his trailer and men up for a week as our wedding present.  We will be repainting everything.  All of the flooring is being replaced with dark hardwood or travertine.  Both bathrooms need to be remodeled (one is already mid-remodel.)  The kitchen leaves a lot to be desired, but that project will be last.  We are splitting one room directly off the garage into a mud/laundry room and an office.  About 2 years down the line, we are adding a family room and new master suite.

    Oh exciting I like it.  And all those projects do seem daunting but with people who know what they are doing you have a chance to make it what you want.  Good luck.

    It doesn't actually seem that daunting to me/us.  Then again, when I was younger, I used to help my dad out a lot.  He does high end kitchen/bath and restaurant remodels.  I actually remodeled my bathroom at my parents house (under my Dad's guidance.) We wanted a house that we could make our own.  We didn't see the point in paying for someone else's upgrades, when they weren't necessarily what we would choose. Plus we can put them in for a fraction of the cost.  We also look at it as a long term investment.  We will have instant equity in the house, even in this market.  Once we do all of the remodeling and the addition, we could walk away with about $60K in 5/6 years.  We plan on making it a house we could stay in forever or sell if the market is right.  Here is a picture of the stairs (and a couple of the different floors.)  Laugh away.[IMG]<a href="http://i31.tinypic.com/2s0iwm1.jpg" rel="nofollow">http://i31.tinypic.com/2s0iwm1.jpg</a>[/IMG]

    Oh no!  The 70's called and want their carpet back.  We had to put hardwood in our office and it was worth every penny, I love it.  I have a pic somewhere I think.

    Let's count the flooringStairs: Red burgundy shag     - CheckLiving room: Ugly vinyl          - CheckEntryway: Tile of some sort    - CheckThreshold: bare wood            - CheckHUGE backyard  <3   All of the red brick pavers will be taken up and sod put down instead.  The 1st weekend is going to be spent clearing out the dead plants in the backyard.  (We are insane and hosting an Open House the morning after the wedding.  The theme is going to be 'pre-renovation.'     'Potential' is the keyword for "it looks like crap now."  Haha.  We refer to it as "our P.O.S."  We pronounce it to rhyme with house.  Yes, we are that dorky.

    Congrats on the house!! Sounds like a lot of work but it looks like you got a lot of good hands to help out with it!Awesome that your almost done at 6 weeks out! I still have to work on my guest book pens and put all the programs together and then I'll be more or less done with it all.

    Guest book pens?  Don't go crazy on us saphire.  But if that's the last thing you have to do for the next six weeks, congrats!

    Yeah NQB I cut down my list of things I 'need' to do and decided the pens and programs are the last things that I actually need. I decided last week to cut out the little things that aren't important to reduce my stress level and so far it's worked out pretty well

    That's a good attitude to have.  You're lucky your wedding is so close and you're pretty much done.  I want to hibernate for the next ten months so I can finallly be there too.

    It's crazy how close it's getting - I'm surprised I'm not freaking out more with only 29 days to go. I'll probably start feeling it about a week before the wedding : )

    Cute house! That's nice to be able to do the work yourself. I am not handy at all, and my father- well, let's just say we don't let him play with tools...lol. I'm so jealous, becuase I've always wanted to flip a house! It looks like fun to be able to do what you want, and know that you were the one that did it. :)

    Mutley- congrats on the house I hope the inspections/closing goes smoothly! We bought our house (short sale, 4 months to close, nothing "short" about a short sale!) and immediatly jumped into renovations too. Its a ton of work, but it sounds like you know what you're in for. It is SO rewarding to see your handiwork pay off on your own house though!! good luck!!
