NWR: For those that rent, or have rented...

I have a two bedroom condo that I've been renting out for the past few years basically as a one bedroom (coudn't find anyone to pay what I was asking for a 2 bedroom, so figured having a renter for the one bedroom, and then using the second room as storage for my extra stuff was better than nothing...). My current renter's lease is month to month since her year lease was up a few months ago. She's made no indication of wanting to leave, but a friend just informed me that she wants to rent my place as a two bedroom. I'll give my current renter the option of staying and renting it as a two bedroom since she's already there, but if she can't afford that, which I'm guessing to be the case, then I'll have to give her notice. The perspective renter would like it by Sept 1 at the latest. I'd like to make this as easy for the current renter and the new renter. Since it's been years since I've rented myself, I'm wondering a few things...can leases start in the middle of the month in apartment complexes? If my current renter can't stay, I'd like to tell her that she'll need to move by Aug 15 so I have a few weeks to get the carpets washed and all of my stuff out that I have in the extra room. I feel that if I told the current renter that she has until Sept. 1, that it would be too chaotic having one renter move in and  the other move out the same day, but if I tell her Aug 31, and her new lease doesn't start until Sept 1, then she has a headache of what to do with all of her stuff for one night. Anyone have any other suggestions how to make it as easy for both, if the Aug. 15 date doesn't seem to make sense? Thanks!!

    I've definitely heard of leases starting in the middle of the month.  I think telling your current renter August 15th is very fair as it is almost two months notice, and then you can have some time to get ready for the September 1st move-in.

    At most larger complexes your lease can start whenever there is a vacancy.  The last place I rented, I moved in on like the 25th and moved out on like the 6th.   i just ended up paying for 1 extra week at the beginning of the lease (for the 25th-30th of that month) and an extra week at the end (for the 1st-6th)

    Yes. I moved in on the 13 of the month and they just gave me a prorated amount for the 1/2 month.  I was only given 1 week to move out to have the rental people get the carpet cleaned.

    Thanks ladies! I had planned to prorate the rent for Aug, but wasn't sure how realistic it was to expect her to be able to move into a new place in the middle of the month.
