So exciting (NWR)

Moving out of my parents house is obviously inevitable for me and FI.  They have it on the market and are downgrading so it is even more sensitive that a move could be quicker than we imagined.  Plus, our goal has been to have our own place to return from our HM to (going immediately after the wedding).  Now that FI has a part-time job we started looking around and are really at the place where we see rent is a waste of money.  We saw a house for sale on Sunday and really liked it.  So, we had to find out financially if a bank would even let us buy a house since we have had some shaky financial situations in the past (I don't know where'd we be if our parents weren't so wonderful and took us in).  But, we got pre-approved for a mortgage at a rate and amount we feel very comfortable with.  It was so exciting. 

Actually because of FI's job history, I technically qualified alone and it isn't a "better than him" feeling or anything but it made me feel very confident about my work the past few years.  I am only 24 and am blessed to have a job but this career isn't my passion.  So to qualify to buy a house made me feel like I at least accomplished something while I work towards switching careers.

We did find out the house we really like already has 3 offers in after we got home from the mortgage broker so it may not work out with that house.  But it feels nice to know this isn't some fantasy dream of ours to buy a house and we know our max price which is so important!

  • Wow that is amazing isn't it? Makes ya feel all grown up and important to possibly be home owners!

    Funny thing you post this, I just read an article about how people are buying houses and then becoming ill right after moving in. What many home buyers are learning is that houses that are sold cheap or were foreclosed were used as meth houses, and that the toxic chemicals have been absorbed into the walls. Most states have laws saying you must disclose that, but many still don't either. So be careful while you shop, and look to see if FL has those laws.

    Awesome, you can really start seriously looking now!  Watch out for Chinese drywall, it's most commonly found from Louisiana to Florida . It's a toxic mess, and if the home wasn't remediated properly or hasn't been remediated, you could be facing major problems down the road.

  • Congratulations!  Do a ton of research.  Make sure you are buying a home that isn't on the higher end price wise for the neighborhood.

    Just a bit of advice - tread lightly on this subject with your future BM.  If a friend of mine couldn't afford to attend my wedding but could put a downpayment on a house I would not be happy.

    We got approved for an FHA loan.  If you don't know (I didn't until yesterday), the way FHA loans work is they are appraised based on the houses in the neighborhood and then the seller cannot sell it to you over that appraised price.  So unless it is HUGE compared to the houses around, it can't sell for much more than what is around.  I learned so much yesterday!

    And yes I am sensitive to that and thanks for pointing out though.  The down payment though is actually our wedding present from FI's sister.  Obviously though if we are dropping a ton of money into decorating a house and I skip my friends wedding that wouldn't go over well.  I did discuss my concerns for making her wedding last night with FI and he said he'd make sure I can get there somehow.

    Good luck on your search! I'm sorry the first house probably won't look at, but look at it as a good thing. If you bought the first house you saw, you will always wonder if there had been a better one for less.
  • That's very exciting! We're also hoping to move into our own place before the wedding. Now that FI graduated, he's put out 30-some resumes in the last 2 days. We're pretty much stuck here until he finds a job.

  • So exciting, good luck with your search! FI and I bought our home this past September and I am so happy we did. :) When we were looking we made three lists: must haves (at least two bedrooms, two bathrooms), nice to haves (garage), and no thank you's (old outdated kitchen). This helped remind us what was really important versus what would just be nice and an added bonus! We also played the numbers game looking at what our maximum amount was per the mortgage company and what we felt comfortable paying monthly along with our other expenses.
