House/ Duplex Rental M-Streets/ White Rock

Hi friends! Sorry for jacking the entire board lately.

FI and I are looking to rent in the Lakewood area, but obvi the cheap stuff. We mostly just want to be close to the lake since we're there ALL the time. We are looking for a house or duplex, maybe townhome no more than 900/month with 2 bedrooms, and some semblance of a yard for Mr. McFly, even if it's tiny.
I know there was a thread on this back in January that I looked at, just wanted some more suggestions.

    My realtor's website worked for rentals as well, however, I think another knottie had some issues with it. You had to register to use it, but I felt like their search ability via MLS was quite comprehensive and easy to use. http://www.joshdeshong.com/

    I know this might be tedious, but when DH and I were looking, many of the rentals in that area were by owner. Have you considered driving around and getting numbers? Also, try looking in the lower greenville/Belmont heights area. Some of it is hit and miss, but they are really trying to revitalize the area so it might be more in your price range.

  • I used to live there and the way I found the cheapest place to live (although it was an apt) was driving around street by street from M streets down to Ross. I lived on Oram and every building was a duplex or apt. They all had numbers outside for the local owners you could call and get pricing information. My place was 500 all bills paid and pretty nice. There was a duplex at the time a few doors down for 800, so there are definately options.

  • Good luck, Carrie!  We've had an EXTREMELY difficult time finding anything in that price range.  Rent has gone up so, so much over the last year.  The one bedroom apt that I moved into back in 2008 was $600/month.  Now they charge $825/month.  The cheapest 2-bedroom not in the hood and not poorly run we've found is $950/month. :(  I hope you are able to find something better than we have!  I've got 3 different realtors looking for us.  We're just going to renew our lease.

  • Also, try Craigs List. Sounds weird, I know, but when we moved to DC, that's how we found our fabulous place, as many that rent by owner, list there!!
  • I hate to say it, but you are going to have a really hard time finding something in a safe area. My husband and I rented a great 1 bedroom duplex between Greenville & Henderson for the past 2 years for $950 a month. We're moving out and our landlord just rented it to the first people that called for $1250/month. Rent has increased dramatically.

    When we were looking, someone told us not to go south of Belmont or Richard St...that was pretty good advice.

    </div><div>This exactly.  Rent is just insane right now.  Even some of the SUPER old apartments in The Village that aren't in great shape are renting for $1200/month for a 2-bedroom.  The newer apartments being built in this area are anywhere from $1400-1850/month.  It's exactly why we are staying put.
