They accepted our offer!!

So after 2 months of back and forth and lots of uncertainty, the lady that owns the apartment we put an offer in accepted out counter to her counteroffer.

that sounded confusing so I am sorry but IDK how else to explain it

So we are consulting some last minute details to see if we confirm the buy and start running around to see if we can close in the next 2 weeks when our lease is up.

It has been a rollercoaster ride for us but it may all be worth it. So if I may, I want to ask for some good vibes!!!

Do you have your financing all lined up? 2 weeks is pretty short unless you are paying cash and have no contingencies.

Congrats!

If you are in the US I don't think a two week closing is possible unless you are paying cash. Four weeks is about the fastest they can do it and that only happens when the buyers and sellers are 100% on top off the paperwork and working with the mortgage company to provide anything/everything they need.

Closing in 2 weeks is pretty tough just from a paperwork standpoint. Did you already have an option with your lease if the purchase didn't come through? Hopefully you were moving to a month to month option

In addition to that, are you planning on having a home inspection? In our area that is not allowed until after an offer has been placed and accepted.

Cool! It does always suck when the timing doesn't quite work out for a big move though. I've known a number of people who had to ship all their stuff to a storage facility and then live in a hotel or with friends/family for a few weeks while waiting to close. It's a pain, but that's your other option. Good luck!

Congrats and good luck! If you close in two weeks and it's not a full cash offer please tell me your secrets! The fastest we have ever been able to do it was 30 days!

I doubt we'll be able to close in such short time but H says if everything is in order it could be done.

I am still hesitant on the idea.

Tomorrow we make the final decision since we are getting all the legal background in order and it will be ready tomorrow.

We are hoping to be able to work with our landlord until we close but if not they mentioned to us the possibility of moving in before we close since no one is living there and such.

@lovemesomemonster The apartment is cozy and in the same building we are now. It is a little bit smaller since it technically is 1-1 but it has an area convertible to a second bedroom. The kitchen is a bit more comfortable than the one we have, and has a bit more space. We like that it will be ours and we'll make it an income property in 3 years when we move to the mainland.

@aprilh81 She lives in PR so maybe the lenders and inspectors are not as backed up as they are on the mainland.

I lived in the USVI and the lenders were out of PR. Often the process is longer then on the mainland. When I bought my condo it took 3.5 months. Part of that was lender, part was title searches.

When I sold the condo it took about 3.5 weeks from offer to closing and that was with a cash offer. Again, it was title searches that slowed things up. No inspections.

@lindausvi title search is being done by my FIL since he has some connections and we get that today or tomorrow so hopefully that will speed things up. Most of the other docs have already been dug up and H is asking for some of the letters we need to go forward since the lady had some debt to the building for maintenance and such.
