How was everyone’s weekend?
My sister’s bridal shower was yesterday.  I think everyone had a nice time, especially her.  Back to the grind..counting down to Opening Day!

    Weekend was good! 

    Relaxed Friday. Saturday I cleaned the house and ran errands. Saturday night I went out to dinner w/ my friends and then we went to see Us. 
    Sunday - I did not do much, honestly. I did laundry. That's it. 

    ETA: I forgot I went to the gym Sunday..haha. So I was a tiny bit productive.

    Morning.  Weekend was OK.  Last week was long and some of the stress bled into the weekend. 

    Friday, we went out to dinner with my sisters.  DefConn left in the afternoon with my parents to go to FL. 

    Saturday, DH went to the gym and I went shopping. DefConn had a long travel day and seemed out of sorts, but was also not feeling good.  He just cried on the phone at us, and it was stressful for everyone.  Our friend invited us out to go to a club he bounces at from time to time.  We got pretty drunk, but we had a good time.  I can only do that about once every 2 years or so...at the absolute most.  ;)  

    Sunday, we were so hungover.  I spent most of the day on the couch trying not to die.  DefConn ran a fever and turns out, he had an ear infection.  Poor guy!!! I'm so glad it was something that could be knocked out quickly with antibiotics instead of the flu (they ran a flu test, which he didn't like at all...and I don't blame him.  I've had one and almost reflexively punched the nurse giving it to me) or something else viral that they had to wait out.  We ordered pizza and were in bed before 9pm.  

    DefConn is doing much better today and they took him to Kennedy Space Center.  <3

    I had a pretty good weekend. H got some things done from our buyer's list of demands and I think we have a pretty good balance of what we'll fix vs. what we won't. I got over my initial reaction and now I'm just trying to move forward. Hopefully Buyer is willing to meet us in the middle here. 

    I'm meeting my sister and a friend for drinks tonight. I hope H will be home in time to go with so he can drive!

  • CUpcait sorry your run didn't go as planned. I remember those days and it sucks but hopefully it is just a blip in the training radar. Glad your H was so supportive thought!

    Mrsconn I'm glad they figured out what was wrong with him. Easy fix and hopefully the rest of the trip is a great time.

    SSC where did it land as far as what you will/won't fix? Did your realtor help strike a balance?

  • I've been feeling pretty deflated :(.  I've been so excited about the two duplexes I'm under contract with.  But my inspections on Friday did NOT go well.  At all.  

    My expectations.  I knew there would be very heavy wear and tear.  Total repaint of the interior.  Total redo of the kitchens.  All/most flooring replaced...this was my one and only pleasant surprise, one unit would not need the flooring replaced.  I was also sure there would be a variety of minor/medium $100-$500 repairs.  All of this was already rolled into my numbers.  So, KIM, my expectations were pretty low going in.  But I was expecting the major systems to be in at least okay condition.

    So, first off, the listing agent had previously said the current tenants are "difficult" with people accessing the property.  I said very CLEARLY that I expected someone...other than the difficult tenants...to be there with keys to open the doors for my inspector.  Who, I'll add, I'm paying almost $1K to check all these units out.  And what do we find?  Nobody from the seller side showed up.  The tenants were just told to be there and let us in.  WTF?!?  Sure enough, we couldn't get into one of the units, smh.  So, guess what seller?  Now you need to give me seven MORE days for my inspection contingency and pay the extra $100 fee for my inspector to come back out (has already been signed off on).

    But that was the least of the bad news.  Let's review:

    Property A

    --Needs a completely new roof, plus replacement of some of the framework.  $12K (at least)

    --Because the property has needed a new roof for quite some time, now there is a lot of drywall that needs to be replaced.  $2500

    --Active termites.  Damage doesn't appear to be too bad (yet), but it will be $650 to treat the termites.

    --Plumbing in really bad shape.  The whole house doesn't need to be re-plumbed, but a good portion of it does.  Including both hot water heaters are in a bathroom closets!?!?  JFC.  That's a huge safety hazard.  About $5K (total) to take care of the plumbing for both units.

    @ShesSoCold, no drip pans.  I could care less, but I thought of you and your recent inspection, lol.

    --Speaking of safety, no GFI outlets in the wet rooms (kitchen and bathrooms).  $1K (total).

    --And I've saved the worst for last.  The listing says the property has central air/heat.  Interesting the seller thinks broken down, non or barely functioning HVAC equipment="having central air/heat".  Because it obviously doesn't, smh.  Even worse, the ductwork also needs to be replaced.  That's about $9K-$11K per unit for a functioning system.  Now, I wasn't expecting the HVACs to be anywhere new or pristine.  But I was expecting them to at least look like they could hang on for another 2-3 years.  And definitely wasn't expecting a problem with the ductwork.  That alone is $3K-$4K per unit of the mentioned cost.


    Property B

    See all the above problems, except the roof and drywall.  The roof does have some issues that will cost about $1K to fix but is in otherwise good condition.

    For numbers.  In decent condition, these properties would be worth about $145K each.  I had offered $100K each, assuming I'd need to put another $10K-$15K in each unit.

    I'm rescinding my offer on Property A.  Technically, I'd still love to buy it.  But only for $68K.  Which is actually still pretty generous, all things considered.  However, I'm pretty sure the seller would just be PO'd and offended if I counter-offered that, so I'm not going to bother.  Considering the list price was $105K, I don't think he's in a place to face reality yet.

    I'm still interested in Property B which, of course, has the one unit we didn't see yet.  It would be so much easier if that unit had been in Property A, that I'm already declining on, lol. Oh well.

    Assuming the unseen unit is in the same condition as the other one, I'd counter-offer $87K for this property.  Which I think is still going to PO the seller.  His agent already warned mine when he accepted my offer that he wasn't going to take anymore off the price.  But then, it's also not like I'm asking for a reduced price over piddly sh*t either.

    At any rate, I'm really hoping the seller will be reasonable and take my counter-offer...though I'm not making it until I see the other unit...but I suspect I'm going to come out of all of this just SOL :(.

    On Saturday I went with FSIL to Mexico. It was a way different Tijuana than I remember. There were so many good restaurants and we didn’t get to go to any of them. Also no margaritas for us because we had to drive back home. We ended up going for consolation Mexican food when we got home later that night and it was good, but not the same. Sunday we had lunch with the in-laws and then I did a hike. Today I’m dropping by clinic to give my preceptors their thank you gifts and then I’m coming home to meal prep and write a paper.

  • Weekend was a mixed bag. Saturday H and I spent the afternoon together running errands and trying out a new beer at our favorite brewery. It was a nice reprieve after the difficult week we've had.

    Yesterday we went out and did our long run - 17.5 miles. I hit a wall around mile 11 and by mile 14, I was ready to quit. H was so supportive and talked me through the whole thing. I ended having to walk pretty much the last 2 miles and cried. It was a tough not being able to finish a run when you've put so much effort into your training. Afterwards we went home and chilled on the couch watching basketball with the pups. 

    Three day week this week and hopefully it goes by fast. We took off Thursday to watch the Yankees play on opening and enjoy a little well-deserved 4 day staycation.
    You made it through! You finished, even if you walked it. It’s one bad run and you have so much more time before the race. Everyone cries on runs. I do!
  • This weekend, well this weekend sucked. H’s brother did something really bad so SIL and the kids stayed with us Friday night to Saturday. It was hard for her, for the kids, for H. 

    I did get out for a long 18 mile run yesterday and it as exactly what I needed. 

    Thankfully I had taken today off so I’m getting some stuff done and relaxing.

    @short+sassy That stinks about the properties and the sheer amount of work that'll need to be done, on top of not being able to get into one of the units.

    @OliveOilsMom Jealous of your couples massage! I love getting massages and really want to do a couples one with H but he's said a few times that it's a no go for him lol.

    Glad everyone had semi decent weekends? My day at work was BUSY.  I was focusing on a huge project that will make us money and the coworker that butts in on everything asked me about some stupid list of mine.  I nicely told her I was going to look at it tomrrow because iM focusing on the money project not the shitty list that categories our customers.  She gave me a look of bewilderment and walked away with “ooookay”.
    if my list isnt done on time that’s on me.  Butt the fuck out!  But on Thursday I’ll work overtime if I have to.  I should really.  Charge them time and a half for aomething SO stupid. 

    SSC I hope he sees that your willing to do something and you CAN meet half way!

    FSIL got coolscultping sections at a medspa there. I went for translating/extra support. It was her second time going, but the first time she went with a friend who spoke fluent Spanish. I’m not fluent, but I can speak a little and she couldn’t go alone. If we ever go back I want to make time to get food though.

    So a few years ago my metabolism hit a brick wall. Up to that point I was never more than 100-105 lbs. I’ve been struggling so much to lose weight and look/feel better. I don’t eat poorly, but recently I’ve been eating even healthier, I go to the gym 4-6 times a week for 45 min-2 hrs of cardio plus weights. I’ve been to the doctor and they can’t seem to find anything wrong although it really feels that way. So I tried coolsculpting (in the US) in January and I think I have noticed a difference. It’s hard to tell with the gymming and eating changes for sure, but I definitely look better in proportion to the sad amount of weight I’ve lost and I doubt I’ve gained that much crazy muscle. If I could afford a second round I would definitely do it. The one FSIL did in TJ wasn’t a true Zeltiq coolscultping machine and they definitely weren’t as knowledgeable about the procedure at her place which probably explains why she is on the fence with her results. The biggest difference I’ve seen has been under my chin. I’ve been debating Kybella for years but it just seemed so expensive and painful. The coolscultping was a lot less down time and although I did look swollen for like a week I could wear a scarf and call it a day. 

    The complication you’re referring to is called paradoxical adipose hyperplasia, more common in men. It’s when instead of destroying the fat it gets bigger in size at the application site. If you get the procedure done at a reputable and zeltiq approved location they will help cover the cost of liposuction to fix it (from what I’ve heard since the complication rate is so small). Not ideal, but at least you’re not stuck with the results. My biggest issues were pretty intense bruising for about two weeks and there was an old stretch mark on my stomach that got dark again from the suction. And I would say it took about 3 weeks for swelling to go completely down (on me) although that’s nothing compared to lipo. It does take about 3 months to really see results but I would say I started to notice a difference around the 4-6 week mark. Technically I was on the heavy end for the recommendation to get it, but I’m happy overall. Sorry that was a lot. Lol.

  • @CharmedPam it permanently destroys adipose cells, which is different from cellulite but it does help tighten the skin a little. It’s definitely not the same as getting a cellulite treatment but it helps you lose inches and it does tighten the body some. Weight wise it doesn’t really do anything. They recommend it for people who are within 10-15 lbs of their goal weight. While I was substantially beyond that I think it’s helped and I am not financially or mentally ready for a tummy tuck.
