As tempting as it is to skip Wed. to get to the weekend faster, I don't think that's how it works, lol.

What's up with everyone?  I was a bit shocked, but am excited, the seller accepted both my offers for those duplexes!

Weellll, they haven't signed the PAs yet, but my agent told me they are going to.  They also want a letter from my lender which, I'm doing what I can, but the last I left it with the company I was going to use was "I'm out of contract now, I'll be back in touch for the next deal, lol."  So hold your freakin' horses, I need to re-connect first.  Real estate agents are just so used to home buyers that have pre-qual. letters in their back pocket, they don't understand most investors can't do that.  Because, when I'm on a search, it could be months before I find something I want to make an offer on.

So that's my big news!  And now I've entered "panic" mode, lol.  "What if I can't line up the financing?"  "What if something else happens?"  (Knock on wood) I shouldn't have any problems, but I've had "gotchas" from lenders before.  It's typical for me to stay on-edge (to an extent), until I've closed.

  • Congrats @short+sassy, fingers crossed everything works with the financing! 

    Busy morning here here with lots of meetings, but my afternoon just got freed up so I’m hoping to make a dent in some projects. If I don’t fall asleep at my desk. I’m still super tired from the race but hoping that lets up soon. Other than that not much going on my way. H is out of town this weekend so we’re just spending the week hanging out while I recover.

    This has already been such a crazy week. It's finally a little quieter this today. I interviewed a bunch of people for a new position on my team. 

    One person was 15 minutes late, and didn't even SAY anything about it. No apology, nothing. I even tried to give her an opening by asking "Did you find the place ok?" 

    One person, as I was describing the company to her, interrupted me and asked if I had any more questions for her. 

    Out of 7 interview, only 3 sent thank you emails. 

    And one person that I asked back for a second interview, asked me to confirm the salary BEFORE she came back for the next interview. Meanwhile, she gave me her salary range. So...

    @6fsn Sounds like a fantastic day. I would also go back to bed just to keep anything from ruining it lol.

    My day has been fine. Finally got into the eye doctor after two years to order new contacts and get a new Rx for my glasses. As suspected, my vision has gotten even worse (it's awful to begin with). Fairly certain I will need bifocals before 35.

    Packing tonight and making a list of last minute items I need to get before leaving for Mexico City on Friday. Joint bachelor/bachelorette weekend for a college friend and her fiance that I'm super excited about. H is staying home with the dogs and also took Friday and Monday off so he can drive me to the airport and pick me up, along with having a little time for himself. We're both pumped for our weekends.

    @cupcait927 I’m completely ignoring the bifocal/reading glasses conversation. My eye site is awful and I need to get an appointment soon. I’ve been trying to schedule for a month. I can’t complain since it’s my sister and she gets paid in bourbon:)
  • I'm so tired I can hardly keep my eyes open.  I've been sleeping super hard lately (it's amazing how giving up caffeine and alcohol can improve your sleep!) but I must be sleeping too long or something, bc I feel like I am super groggy all day and can't totally wake up. 

    This week is insane at work, but hopefully it will go fast!

    ’erbody is having a good day!  I was to busy booking an impromptu weekend to Gettysburg.  I got a great flight/hotel deal.  But I had a dentist appt that weekend so i called to move it.  But after I got off the phone I remembered Im out that weekend too, so i’ll have to call yet again (already moved it 2 x!).  But they don’t do evenings, just Saturdays work with my schedule so my time is limited.

    I'm fairly certain I could probably use bifocals now (or at least reading glasses when I have my contacts in) but I refuse to even go there yet. The doctor asked if I had any concerns and I conveniently left out the fact that while I'm nearsighted, I found that I have to hold iPad far away in order to read comfortably...

    Is it only Wednesday?  My butt has been dragging this week.  Work is slow and that doesn't help.  I was to volunteer at a homeless family shelter tonight and was really feeling like I just wanted to stay home and veg.  Just got an email that they have no clients tonight so no need for volunteers.  Yay that there isn't a need and that I can stay home and veg.

    It's been raining all week and that hasn't helped the dragging feeling.  It's supposed to clear up in the next few days and be sunny for the weekend.  I'm also taking Friday off for a mental health day so good things are coming up.

    I actually don't fault the last one because I feel like if companies were more upfront about salaries, or at least a range, it would save a lot of wasted time when someone wants way more than what the position will offer. Of course there can be tactful ways to do it 
    Well, she told me her salary requirements during the interview, and I said "Ok, that's within the range", without being committal, for a number of reasons. It's a brand new position, and it will be negotiable. I've never asked for an exactly salary, especially before the next round of interviews.

    Well, our day started with DW locking us out of the house after I left for work. The landlord doesn’t have a key for that particular lock, and the handyman is traveling for his main job, so we have to call a locksmith.

    I feel like that is completely reasonable. A range (so long as the range is hugely wide) is generally the information people want. And what the offer is (& what negotiations happen around) depends on so many factors I wouldn’t expect a company to have a set number for a second round interview. 

    I also hate (and in some states it’s illegal) for HR/hiring managers to ask a candidate their existing/previous salary (although obviously you can ask them for a number they’re looking for). 
  • OMG.  I cannot even believe this seller right now.  Let me set the stage.

    When I did the inspections before for these duplexes, I talked to the tenants who were there and also had them sign estoppel forms, especially since the seller didn't have any leases.  All the tenants have been there for 10-20+ years, so I just assumed he lost them a long time ago.  Sloppy but, it happens.  An estoppel is basically a form the tenant fills out and signs, where they list pertinent info like the rent they pay, amount of their security deposit, and end of lease date or month-to-month.

    It's a protection for everyone (buyer, seller, tenants) that we're all on the same page.  And it's really crucial for me to know that they are all month-to-month (what I was told by the seller's agent) because, unfortunately, I'm going to need to give everyone a 30-Day Notice to Vacate after I close.  For two reasons.  Everyone's rent is insanely low.  $500/month vs. $1100/month (fixed up).  And 3 out of the 4 units are what I consider uninhabitable and the 4th one is barely okay.  Plus, we need to do the kind of major renovations that we really can't have people living there.

    So, I knew going in I would have some cost and hassle coordinating all the tenants moving out.  Maybe even having to go to eviction court, if they don't comply with the notice.  But when I had two of them sign estoppel agreements last month, oh awesome!, one of the tenant groups had already put in their notice and were going to be moving in the first week of April.

    I mentioned in passing to my agent today that, darn it, I wished I'd kept those estoppel agreements.  But I threw them away when the deals fell through.  But at least it was only one tenant I would need to ask to re-do it, because the other tenant who filled one out would have already moved out by now.  Or at least that had been the plan.  I hadn't gotten them yet from the other two, because they weren't there.

    My agent goes to check on that for me.  Yes, that tenant did move out.  And then the seller moved a new tenant in.  GTFO, smh.  Are you kidding me right now?  OH!  And STILL didn't bother having this new tenant sign any kind of lease at all.  Like, not even a one-pager that the lease starts on X, is month-to-month, and rent is $Y and due on A.

    It's still not a dealbreaker for me, but I absolutely need something signed from that tenant that they are month-to-month.  And I'm PISSED to be put in the position to go to that tenant after closing and say, "Sorry.  I know you just moved in a month ago, but here's a 30-Day Notice to Vacate.  I really hope the previous owner told you this is exactly what was going to be happening."  Because what a total sleazeball, if he didn't.

    Woohoo!! I must have missed this earlier. Way to go! Hooding is more fun (and way more important IMO) than actual graduation.

    Yeah. That’s the way I felt too. Graduation was this morning (I didn’t go), but I don’t feel like I missed out at all. Plus the hooding ceremony was way shorter and I didn’t have it in me for a 3+ hour ceremony with the whole school.

    Exactly! When I finished my PhD I just went to the hooding ceremony and not “graduation” but I honestly don’t thing any grad students went to the big university commencement; it’s so long! 

    Congrats again! This is a huge accomplishment!!

  • DW and I got back into the house ($100 later), walked the dogs, and went for the most amazing early anniversary dinner at a Mediterranean place. We didn’t touch our phones once and we just reconnected. It was awesome. I think we both needed a reset after the stress we’ve been under. I can’t believe Sunday makes it five years since we met. It just keeps getting better.

    Oh, and creepy neighbor is moving out. He put a deposit on a new place. What a relief.


    That sounds awesome.  Sometimes H and I can’t hear each other in some establishments so we text what we want to say since there is no point in yelling. Sometimes we look up calories and pts (I do) on what we’re ordering.  And sometimes I’m just scrolling facebook.  Yes, we’re *those* people.
