Anyone around today?

I’m off work, and DW and I are in the living room with the dogs. Pinball “helped” me sort laundry, The Dude is chilling on the futon upstairs, and Diva is hanging out in the guest room closet after running through the house like her tail was on fire.

  • Wish I was home with my puppers today!  But, no, I'm at work.  Oh well.

    My appraisals for the duplexes I am buying was today.  So close, but not quite (sigh).  The appraiser was able to get into 3 out of the 4 units, but not the 4th one.  I wasn't there, but my agent was.  She said that lady was even home and wouldn't open the unit.  Oh, you mean like what happened before?  With the exact same tenant?  That we already warned the selling agent about?

    Sorry to keep venting and I know I'm a broken record on this.  But that seller is the biggest idiot.  I don't know why he is allowing the closing to be majorly delayed AND costing him money...he has to pay for the second appraisal visit...over something that has such a simple and relatively easy solution, smh.  It's just really frustrating.  And, quite frankly, really bizarre.  Because of how long he has owned the properties, I'm assuming the seller doesn't have any loans out on them.  The total of the purchase prices is $146K.  Soooo...would you want $146K in your hand next week?  Or would you want it 2-3 weeks from now?  I'm just sayin'.

  • I'm here! Worked in the yard today before the predicted rain arrived. It felt so good to get that done! It has been so wet that I haven't been able to do anything for weeks. Then H and I took some prints to get framed at Micheal's. They are having a 70% off sale that ends today. These are 4 relatively large prints so it isn't cheap even with the sale, but I've been wanting to get these framed for years. I also bought some frames for regular old photos more sale plus a coupon. Now I'm home with puppies in my lap. H is going to grill burgers this evening. Hope everyone is enjoying their Memorial Day!

    No 3 day weekend for me. Ours was last weekend.

    Guys ... 1yr ago today I was in hospital! It's 4pm now .... so they broke my water at 3pm, and started the oxytocin at 4pm

    She was born at 1:55am on the 28th and it's crazy to believe it's been a year :'( 

    She finally got over those few days of wanting some bottle in middle of the night again .... I'm so glad lol! Of course, I woke up with a headache - which is probably allergies but it's annoying a.f

    Wednesday morning is her 12 month appt, so I'm pretty excited for the nurse practitioner to see her - she hasn't seen her since her 6 month appt since I was able to see our actual dr at the 9 month appt.

    Idk if any other moms here have this issue, but I'm constantly worried that we're missing some kind of issue or diagnosis. Sheer paranoia that my dr swears is normal - especially as a first time mom lol

  • @MissKittyDanger, I'm glad your party went well!  I'm sure the time has gone by fast.  BabyKitten already a year old!

    For a recap, I am under contract for two duplexes.  I'll be fixing them up and keeping them as rentals.  They're next to each other and it's the same seller.  It's been a saga, lol.  Including the seller doesn't have keys to any of the units so, we've had to rely on the tenants letting us in for inspections and appraisals.  They're given advance notice, but access has been a continual problem.

    The appraisals were scheduled for today...last step before we go to closing...and the same tenant who has been the biggest problem wouldn't open her door, even though she was home.  Not my tenant (not yet), the seller's tenant.  I did have the seller sign an addendum to the PAs that, if additional appraisal visits needed to be ordered because of access problems, he is responsible for those additional fees.

    We could have closed next week if the appraiser could have gotten to all the units today. But now? I don't know. Another appraisal visit will need to be scheduled.  That tenant notified again.  Is the seller going to keep gambling $100-$200 per appraisal visit, until his tenant feels like allowing the appraiser in? Or will he finally call a locksmith to get an extra key made?  Like I suggested over a month ago.  Guess we'll see.

    On the plus side. And why I've been putting up with all of it.  This is my biggest real estate deal yet and it will be a game changer for me.  Once the renovations are done and the units rented near market rate, I'll have an added value of $60K (total) and will almost double my monthly net rental income.  Which gets me to about 85% of my "I can retire now" net rental income goal, lol.  Not that I would necessarily quit my job when I get there.  It will just be nice to know I can and don't have to sweat layoffs.

  • @MissKittyDanger, baby kitten is adorable! My grandsons will be 1 in about two and a half weeks. I remember that you and DD were due a few weeks apart. The time goes by so fast!

    Yep, we got married on August 25! A simple ceremony in our backyard, then dinner at one of our favorite restaurants, which, alas, is closing!  :( There are pics on the recap board. I found our photographer on Craigslist after the one we had in mind had health problems and wasn’t available. I’m very happy with his work.
