  • @NOLABridesmaid, Yaassss!!!  FIRE=Financial Independence, Retire Early!!!  Or at least I assume/hope you are retiring "early".  Supporting myself with just my business endeavors, ie quitting my W-2 job, is my ultimate goal.  I'm glad the end of the tunnel is in sight for you.

I know it wasn't specifically 2021 good news, but congrats on your LO.  I saw her picture on the Friday Baby Thread and that smile looks like good news every day!

My 2021 good news is related to the real estate side of my company.  My really good news technically happened at the very end of 2020.  I refinanced out two duplexes in Algiers that were on a short-term, high interest rehab loan.  We also got the last unit for one of them rented out yesterday to a woman that runs mini nursing homes.  Long story short, she was supposed to have taken possession on Nov. 15th.  Then delayed it to Dec. 1st.  Then delayed it to Jan. 1st.  That was unexpected bad news in December, but we were also feeling pretty dicey if Jan. would be a "go" or not.  So we were relieved when she finally coughed up the first month's rent.  I wouldn't go so far as to call it "unexpected" good news, but it had not felt like a sure thing so I am glad it did work out.

With the same loan company, I'm also doing a cash-out refinance loan for another Algiers duplex I bought with a home equity line of credit about 5 years ago.  It went to the third party reviewer on Monday and we are scheduled to close around mid-month.  On the one hand, it will be a mortgage payment I have not previously had so, in a big chunk, it feels harsh.  But it will actually create more monthly disposable income with the debt I'll be paying down.  Plus then I'll have cash available again on my HELOC, in case another fabulous opportunity drops in my lap.  I might already have one (drumming my fingers together), but it is still in the very early stages.

  • Not exactly fire, but can retire from education. I need to start thinking about what else I might want to do that brings me joy. I'm all about the joy right about now.
One of my longtime coworkers and a friend just retired at the end of last month.  It was very unexpected for her because she had planned to work a couple more years.  But then the company changed their policy about covering health insurance (until 65) for retired employees.  So she needed to retire by Dec. 31st to get "grandfathered' in.

At first she was a little upset and shell-shocked.  But then she started really looking forward to it and is taking a page out of your book.  She told me that, if she does get another job at some point, it will be something she LIKES and WANTS to do!

I forgot you work in education.  There are all kinds of online opportunities for teachers.  I have an acquaintance who retired from teaching.  She has a pretty sweet gig where she teaches English  (one on one) to Chinese students.  She doesn't speak Chinese and it wasn't a requirement.  It's a really flexible job.  She pretty much chooses each semester what hours and how many students she wants to teach.  I don't know what she makes.  But she describes it as being a "nice supplement to her retirement".  But works less than 15 hours/week!  So I suspect it is decent money for the time spent.

  • WTG!  I have a mentor who will be coming up on his 10yr of being retired and when he retired it was at a point that staying longer wasn't going to up his retirement payments any so it was stupid for him to stay and work during the years that he could be out living and doing other things in life while he was still young enough to really and truly enjoy them!
