I'm taking a couple hours out of the middle of my work day to go greet my new tenants and do our lease signing (the out of town roofing company). I hate having to take the time out from work. Especially since it will (probably) be the middle of the day, so I have to come back. But I'm looking forward to meeting them in person since so far, it's only been messaging/e-mailing and one video walk through. Though the video was only with my H.
Unfortunately, my H discovered some plumbing problems today, smh. It's like the woes of this house never end! My new tenants are actually just visiting to square some things up for when they come here to work later in the month. So that's at least a small blessing. They aren't moving in for another 2-3 weeks, so we (hopefully) have time to fix it. Alas, it's not something simple like a faucet. My H thinks the leak is somewhere in the wall, between the two bathrooms.
On further bad news, our usual plumber...who was also a previously very good friend of ours...is now persona non grata in our household. I don't want to get into details but he majorly screwed us over due to his laziness and extreme negligence. So now we need to find a new go-to plumber that (hopefully) isn't a fortune. We actually need to fix the shower in our own house too. It's been out of service for a couple months, so we've been having to do baths only. It also needs some of the wall removed to get to the problem. The wall access is our linen closet. Which is stuffed with things. Which means we need to clean it out before any work can be done. Though more of the problem is my H has totally dropped the ball on getting this rolling.
Other than that, it's been a pretty good day. Last night, my H and I were crunching the numbers, and decided to rent out the house we were thinking about selling. The rental demand is so hot right now, we couldn't resist. The biggest thing that pushed me over the top was my business goal from the beginning was to earn $5K/month in net rental cash flow, not including the rent from my personal duplex. If we rent this house out, I will be just over that goal!!!
The negative is, if I sold the house, I could pay off my entire HELOC and have money to spare. Which could potentially open more doors for fix n' flips or other rentals. But It's a bad time to be buying real estate anyway and, even with renting this house, I could have my HELOC paid off in less than two years.
Edited: to add the word "net" when talking about my rental cash flow. Because "net" and "gross" are enormous differences when you are talking about properties, lol.

We're talking to another company regarding our kitchen, just to see our options. At this rate, it'll be nearly a year for new kitchen to be done.
I guess that's okay. Gives us more time.
So M was suppose to take BK to SFIL but M's grampa needed help and unfortunately he doesn't live nearby so SFIL has to drive 45mins to help. Luckily M's grampa is moving closer.
It ended up being a good thing because BK needed a reset - M wasn't sure if she was tired from allergy test or what, but she napped and had a chill afternoon with M
I'm half expecting BK to need a day off for rest every 2 ish months.
My mum had to see dermatologist yesterday. One spot on her finger got burned off and sent for testing to see if skin cancer. Good news is the spot on her face is just age, but they'll keep eye on it and if any issues arise about it, they'll relook.
My granny has skin cancer, so it's not surprising. Early catch is best.
It's so hard to say what my skin will be like, I do have oily/combo skin and BK has more dry skin lol
MIL and FIL have the kiddos and DH and I are off to a concert. I'm excited for some semblance of a return to normalcy. They know Chiquita's current status that she can go back to school and aren't concerned. If anything the current protocols are telling me that the processes in schools to control the spread are working.
Saturday was fun. I didn't drink at the bar except for a shot at midnight, to celebrate making it out of the worst year of my life. I did indulge with an edible since I got my med card and it was perfect. I just smiled and laughed all night. The performers were incredible and my friends were so supportive and sweet all night. I did not get lucky. It's kind of a funny story, TBH, but not worth sharing.
Yesterday, I just straight asked Tulsa, "Did you forget/misunderstand the assignment or are you no longer interested in the class?" He responded appropriately and made me laugh, b/c he kept up the school analogy. TL;DR: still interested in the class, just having some problems with work/life/school balance (some things I'm aware of, b/c we still chat at least once a week). So, still friendly, still boundaries in place.
Otherwise, nothing much going on. I've decided I'm taking the last week of the year off, no matter what. I'm just worn out.
Traffic has become a nightmare. It was light last week since a lot of the schools were closed but it's returned. It took me almost an hour to get home last night. I live only 20 miles from my job. And this one stupid bridge I have to cross to get into the town I work in has had construction on it for all 4 years I've been here. They've made it worse and now it's backed up every freaking morning no matter how early/late I hit it.
Clearly I'm just a ray of sunshine today..haha.

I arranged for my mom to pick the kids up from school because I had a meeting after work. The meeting was postponed but I'm keeping the pick up plan in place...they didn't see her for over a week while she and my dad were at their NH house and missed her terribly, plus it'd be annoying contacting their school and changing the pick up plan, plus I don't often get 40 minutes of time to myself and now I do
I bad mouth my work a lot because they deserve it, lol. But one way they are awesome, especially my direct boss, is that as long as let them know what is going on, they are fine with me being very flexible about my time off.
Even a situation like this where I told them yesterday I'd be taking about 2 1/2 hours off in the middle of the day to now telling them last minute that "nope I didn't do that, but will be living 90 minutes early instead".

i’m getting really frustrated. I got another a1c check since I started Ozempic, and it went up! I don’t eat sugar, carbs are minimal and within the nutrisystem diabetic smart program, I’m losing weight (not very quickly, but it’s going down), I don’t drink alcohol excessively (social and on weekends),I workout 1 hr a day, get my required water in - some nights I sleep well, lol. I don’t think I eat bad At. All. Everyone at work comments on how well I eat, and how much will power I have!!!! Like, what’s a woman to do?!?

Weekend was good, but tiring. DH and I had a nice night out for our anniversary.
Tomorrow is my day off. FIL is here tonight and tomorrow night to let DefConn ride his new dirt bike since the weather is decent. It's double-edged since I can go get running around done, but...I have to hang out with FIL w/o DH. LOL

Some of the Mardi Gras krewes have celebrity guests on their floats. Muses is an all-female krewe. They had the Go-Gos as their special guests about 10 years ago, so I got to see her in person, albeit from afar.
That would be I saw Belinda. Not Brandi, lol.
i sang Circle in the Sand, karaoke once (when I was really young) and won a shirt.
Fine, all singers got shirts.
My favorite karaoke story:
I was on a cruise and tried out to be on an American Idol parody show they were doing that night. I was one of five people chosen to be in the show.
I was picturing it would be similar to a karaoke night size of crowd, even though it was in the main showroom. I just wasn't picturing how big that was until I walked in later that night. I'm normally not nervous performing in front of people, but I was terrified in that moment! It was a huge auditorium with 1,000+ seats! And by the time the show started, it was mostly filled ((gulp!)).
But once I got started singing, my fear went away and it was a lot of fun. Probably the only chance I will ever have to perform in front of that large of a crowd, so I'm glad I didn't back out.
The cruise gave each of us a bottle of champagne for participating. It was also neat that I became a "mini" celebrity. For the rest of the cruise, people would come up and compliment me. It was a nice conversation starter to meet more people than I would have otherwise.
