    Watched Luckiest Girl Alive last night. Anyone else see it? I had read the book a few years ago, which I totally did not remember. It was good. 

    Trying to cut my dogs nails today and OMG is it s process. I can only do like 2 nails at a time before she runs away. She's hiding from me now. I feel like every year it gets harder, and no tricks work. I even once gave her an entire jar of peanut butter to lick while I was trying to do it, and she was not interested. 

    Other than that, mostly SSDD. Going over to my brother and SIL's tonight for dinner so I get to see my nephew! 
  • Oh no that stinks!  Have you done the solution that's supposed to help?  I think it's supposed to be something like equal parts children's Benadryl and Maalox.

    We continue to work with Chiquita on her work.  Yesterday Chiquito came home from religious class and ignored me when I told him it was reading time.  So instead of reading I caught him watching YouTube gaming videos on his tablet.  He tried to gaslight me at the table which did NOT go well. "You didn't really tell me WHEN I had to start reading mom!"  

    But this morning both Chiquita got up early and got some work done and Chiquito read for a solid hour.   Progress not perfection.

    I’m SO MAD for my friend. On referal, she hired someone for home reno.  It took forever for them to start the process (red flag #1) they finally did, ripped a huge whole in her ceiling and wall (part of the process), turned off her heat AND cable last week and haven’t come back. 
    She’s suing them if they don’t give her the deposit back by Friday. It’s 55 in her house. 
    I called her and told her there’s no way a new company could get in before next week, and since she can work from home, to pack up her stuff & dog and come move into my spare room.  But they ping her computer and can’t work out of State.  So then I said, fine, impromptu vacation. She has a TON of PTO. Come to my place and vacation it up until someone can get in to fix the place. Sure she has family in the area but she didn’t want her Dad to know. I assured her that hiring this shitty contractor was not her fault.  I never invited her out here before because she has a dog that she can’t leave, but this is a dire situation and I’ll accept her with the dog right now.  I can roll up the one area rug I’m concerned about, and if he messes on the hardwoods, he messes on the hardwoods.  She can’t be living like this!!! She said “you’re an amazing friend”.  I’m like… uh, not really, I should have thought of this sooner!

    Depending on where your friend is, she needs to be aggressive about what needs to be done or she needs to consult a plumber about her pipes.  At that temp she's at risk of water damage if pipes freeze. 

    I don't want to be a huge alarmist but the last thing your friend needs is to leave for warmer places to come home to a flood. 
  • Update!! I was able to cut all of her nails! It's a momentous occasion. This has literally never happened in 12 years..lol. It usually is a week long process. I can't believe she let me do them all! 

    @CharmedPam how awful for your friend!! I'm glad she's coming to stay with you. Also her job pings her computer??? WOW. If the work is getting done and she's logged on, why does it matter??

    oh, she declined my offer. Said she’d move in with her aunt, worse case scenario.  But i never thought of the pipes @banana468, I’ll let her be on the alert.
    I do want her Dad involved. She’s not a very aggressive person, but maybe someone on her side will help.  Her aunt could be a good support system too. Right now her ex is going to tarp the hole to see if they can put the heat back on.

    @climbingsingle, how have you been feeling?

    Whenever we are doing something to our dog that she doesn't like, she refuses to eat treats.  It's almost like she's saying, "Accepting that treat is accepting that this is happening.  And I do not accept it!"

    The other funny thing she does is, if I give her a treat that she likes but it isn't one of her favorites, she will refuse to eat it in my presence.  She will look up at me like, "See?  I'm not eating it. So you have to give me something better."  It works!  I cave and give her something else.  But I leave the non-favored treat on the kitchen floor because I know that as soon as I leave the room, she will eat it, lol.

    My H and I came to a major decision last night.  We are going to sell all of our rental properties.  It's a huge step and now I'm freaking out a little about it.  But it's the right move, financially and emotionally.

    He and I both need to get more serious about looking for WFH jobs.  It would be such a relief if at least one of us had a job that could move with us.  Though, on a really positive note, we should make enough money from the sales to parlay that into enough down payments where we could live off of just the net monthly cash flow.  I'm nervous to even say that because the world, especially the RE world, feels so topsy-turvy right now. But we're looking pretty solid for that outcome, as long as we can get in the ballpark of the prices we are expecting on our sales.

    My churning, freaking out brain stream of consciousness:

    I've never sold a property, so now I'm extra nervous about what to expect.  I have a feeling it is going to be an arduous and frustrating journey.  Plus, 4 of the properties are duplexes so that's only going to be investors interested.

    And ugh, we're going to need to tell all our tenants.  Most of whom have been there for less than one year.  And all the hassles of showings and having to give notifications.  I'm hoping I can get away with not doing any showings until someone has signed a Purchase Agreement (with a clause they can back out).  I know I've done that as a buyer, when I've purchased tenant-occupied properties.  Because I get it.  You want to keep as little disruption to people, as possible.

    I'm worried nobody will want them with the way things are right now ie, high interest, high insurance, prices softening.  So that would be a caveat we might have to face.  If we can't get the right prices, we will put off selling until (hopefully) the market gets better in another 1-2 years.  Definitely not ideal, because it will stall the other things we want to do.

    Once they're sold and we make a decision on where we are going.  Preferably have already made RE purchases in/around that area so our rental equity money is already working for us.  We need to sell our own house and move.  I'm completely overwhelmed at the thought.

    We have so many big projects we need to do to get the best price.  And some of them I'm not sure if it's better to take money off the price and let the buyer deal with it or better to fix it ourselves, specifically the floors.  Our kitchen tile floor has two big broken tiles right in the middle of it.  And our hideous linoleum floors in the master bedroom that we've been meaning to replace for years.

    Then packing and moving SO.MUCH.STUFF.  We need to start culling now and be harsh with ourselves.  I already know there will be arguments on that subject.  Logically, I know we should stick to the bare minimum.  But I know myself better than that.  There will also be a lot of, "We'll need this in our new home.  But is it better to buy it new or pack it and put yet another thing, in the moving van."

    The tenants had left the house for a week or so over Christmas.  But they'd turned the heat totally off.  The pipes broke.  There was so much water it destroyed the ceiling in the kitchen and gushed down.  But then, the water froze in place.

    In the picture, there was a thick frozen column of water about 2' in circumference from the ceiling to the kitchen floor.  Even little wave curls the water made as it hit the floor were frozen in place.

    I didn't think Cleveland was a cold enough place for water to instantly freeze like that.  But apparently it can be!

  • Having a hellish time trying to figure out when I can do groceries this weekend.

    Saturday - BK has gymnastics and we're getting our couch {no idea time}

    Sunday - M goes to the gym and BK is going to IL's to help decorate for halloween.

    I told M my idea is depending on couch time - if couch comes while I take BK to gymnastics, then groceries could be done in the afternoon.

    If couch comes later, we have to do groceries on Sunday - which M can go to gym, I'll drop BK at IL's, then when M comes home to shower we can go to IL's afterwards.

    I hate when there's so many unknowns and zero time to do something that is actually necessity.


    That being said, old couch goes tomorrow morning to the curb. So I'll be cleaning my floors for 2 days.
    Sounds dramatic but it's true. I need to pick up whatever was under the couch, sweep, vacuum and mop.
    I may sweep, vacuum and mop 2x because it just bad.

    I think my next "big" purchase is going to be a rug next year. I'm going Ruggable for obv reasons but they are not cheap at all

    It's not surprising.  From what I remember from FIL who worked in HVAC for 40 years before he retired it's that your pipes can freeze even when your heat isn't off.  If you want to do something to save $ when you're out of town you shouldn't turn off the heat ever unless you purge your plumbing of all water and 'winterize' your dwelling.  That's something that people who own summer campers that remain stationary do because often those places are not hooked up to pipes and plumbing.    Pipes can freeze even if you don't have a long period of sustained below freezing temps AND they can freeze if you turn down the temp in your house to something like 50 degrees F because there are still cold pockets that can form and once you have an area frozen you have a clog.  

    We have one area of our house that has electric heat which is my office.  It's not original construction and I actually don't turn it on until the highs of the day are in the upper 40's.  I can often get away with a space heater in the interim.   The plumbing in there is in the interior of the house and abuts the garage.    By the time we're in actual winter I have the heat on from about 8 AM until 5 PM and turn it down when I'm out.   Pipes are fine and generally because there's hot water flowing in the house that's used throughout the night and weekend.  But if we get a major cold snap, I don't turn the heat off and turn it down to the low 60s overnight.  We had one cold blast around Artic Vortex time and DH had to thaw the pipes in my office with a heat gun.  We managed to avoid any major issues but had we been out of the house it could have been a major issue.

    FWIW, Ohio is not that warm and Cleveland being on Lake Eerie gets lake effect snows that can also pummel the area.  My coworker in PA also near the lake said it's snowing this morning!

    The pipe freeze happened to BIL and SIL about 10 years ago.  They had a condo in SW OH and were in between renters.  The agent who showed it to prospective renters turned the heat either down too low or off and they received a phone call a few days later that there was water GUSHING out of their front door.  They were lucky that insurance covered it but they had to re-do the entire interior of their home from floors to walls to cabinetry.

    My H was even more gung-ho than I was, which surprised me.  We talked about selling two of those properties in March of this year, because one of them is a duplex and both units were coincidentally vacant at the same time.  I don't like that particular area they're in.  It's harder to find tenants and most of our people who ended up being bad tenants were at that duplex.  I really wanted to sell it earlier this year...and hindsight being 20/20, we should have...but my H talked me out of it.

    But when we talked last night, he was very excited about selling all of them and can't wait to get rid of them.  Zero sadness or regret about it.  Whereas I had very mixed feelings and do have some sadness.  This wasn't the plan we originally had.  But circumstances have changed drastically enough that we needed to change plans.

    This is the RE "empire" we have worked so hard to create over the last 7 years.  And now we're just selling it.  Logically, I know the proceeds will eventually be going to our new real estate business elsewhere.  And they all turned out to be great investments overall, both for rental cash flow and appreciation, so at least no regrets there.  But emotionally, it feels like giving up.

    I will really ugly cry when we sell and leave our own house  That was my first home and, for all its warts, I love that house.  I'm just glad that will (probably) come much later.  I'm sure I will love my next house also.  It will be bigger and I can get more of the things I want in a house.  But it won't be the excitement of my first one and probably won't have the historical character of it either.

    I ugly cried for these exact reasons when we left our house in Toledo. It was our first house, it was an amazingly well maintained craftsman style that had al the original character (with dual staircases!) that we knew we’d never find again.

    Thanks!  I was not aware of this.  But I need to be now that I'm probably moving to a colder climate.

    Admittedly, my knowledge of OH more comes from my aunt who lives in Columbus and another one who lives near Dayton.  They both describe winter as cold (sure) and it does snow.  But most of the time there isn't snow on the ground.  So that's been my impression of OH.

    But it is a much bigger state than it looks like on a map and my OH geography is not great, lol.  I see now both of those cities are a few hours south of Cleveland and nowhere near large bodies of water.

    And Cincinnati is completely on the other end of the state from Cleveland (north-south wise) and right on the Kentucky border.  Hmmm.  Cincy had also crossed our minds and being further south than I thought is a bonus point.

  • @charlotte989875, I knew you had previously lived in OH, but didn't remember it was Toledo.

    Toledo caught my eye last night because there's an apartment building for sale that, because the numbers are so good, is probably in a mediocre/bad part of town, lol.  But it got me looking at real estate there.  Numbers-wise, long-term SFH rentals also sound amazing.  But then when I looked up other stats about the city, yikes.  It looks really concerning.  Compared to national averages, it has high crime and high poverty...and by a lot.  Which is always a challenging situation, but especially so if/when a recession hits.

    What are your thoughts?  Is it more a few neighborhoods to avoid or is Toledo overall a "bad news bears" kind of city.  I also realize it's been a few years since you've lived there and crime has gone up all over the country.  I know I felt relatively safe in NOLA, up until about 1-2 years ago.  And now crime is a big reason I'm leaving.  But we're also an odd city in that the neighborhood can strikingly change, by the block.

  • @climbingsingle depending on the size of your dog, putting her up on the washer/dryer will help.  My vet told me about that.  Vets tables are slick b/c the dogs feel insecure on the surface and it keeps them from moving around.  The washer/dryer tops are similar feeling.  It worked like a charm with Zelda.

    Well, I'm back to work.  I went home at 11 am on Thursday and didn't come back until today.  It has been a journey with this ear infection. I'm not back to 100% yet, but I've finally got eardrop antiobiotics/steroids and pain meds.  Being on Tramadol, back at work after 4 unplanned days off is not really awesome, but such is life.  Also, whew at the cost of these ear drops.

    Otherwise, not too much happening.  My home space is really starting to feel like it's coming together.  The 2nd living room is mostly set up; I eventually will be adding one more chair or a loveseat, a wet bar, and a coat/umbrella rack and it'll be finished.  Main living room is finished.  Dining room has been finished for awhile.  Bedroom is mostly finished; I just want to add a makeup vanity and I just haven't found one I liked.  Need to do some cleaning out of "stuff" and taking it to recycles, donated, etc.  I apparently like to "spring clean" in preparation for winter nesting.  I did get my gaming computer and have been having a lot of fun playing WoW again.  Found out my next door neighbor who is becoming a great friend, also plays, so we're trying to figure out times to play together.  SSDD at work.

    That is a great idea, but unfortunately will not work for my 60lb pit mix!

    I've read that it can matter for tax reasons. If you're WFH in a different state for long enough, they're supposed to be paying income taxes to the other state. Pinging your computer seems overly excessive to me, though. 

    It's been crazy here. We had friends come spend about a week in town, both to visit us and to do other things. We hiked and did a bunch of activities over the weekend. They went home yesterday morning. Yesterday and today have been laundry-fest and the cleaning service came, because ILs will be here tomorrow, for a weekend of autumn activities. I'm somehow supposed to be managing to squeeze a work week in there too. 

    I buckled and turned the heat on this morning, because it was 58 inside. I rarely turn the heat on before Thanksgiving; I'm not amused. It had better warm up again soon.

    Otherwise, not too much happening.  My home space is really starting to feel like it's coming together.  The 2nd living room is mostly set up; I eventually will be adding one more chair or a loveseat, a wet bar, and a coat/umbrella rack and it'll be finished.  Main living room is finished.  Dining room has been finished for awhile.  Bedroom is mostly finished; I just want to add a makeup vanity and I just haven't found one I liked.  Need to do some cleaning out of "stuff" and taking it to recycles, donated, etc.  I apparently like to "spring clean" in preparation for winter nesting.  I did get my gaming computer and have been having a lot of fun playing WoW again.  Found out my next door neighbor who is becoming a great friend, also plays, so we're trying to figure out times to play together.  SSDD at work.
    That is a great idea, but unfortunately will not work for my 60lb pit mix! 

    Ear infections are the worst! I hope you're better soon.

    @climbingsingle, I hear ya.  That is a lot of dog to try and lift up onto a washer or dryer, lol.  Plus I'd think a dog that large would normally stand with their legs further apart than what a washer/dryer top would allow, so it wouldn't be comfortable or secure feeling for her.  At least it was mission accomplished!

    Well, I'm back to work.  I went home at 11 am on Thursday and didn't come back until today.  It has been a journey with this ear infection. I'm not back to 100% yet, but I've finally got eardrop antiobiotics/steroids and pain meds.  Being on Tramadol, back at work after 4 unplanned days off is not really awesome, but such is life.  Also, whew at the cost of these ear drops.

    Yeah, honestly getting her on top would be nearly impossible for me. She's big and heavy! Thankfully today I was able to do them all while she was laying in her bed. 
  • Zelda was also 60 pounds and our washer/dryer were next to each other, so I used the entire combined surface.  It wasn't fun, to be sure, and most of the time I just took her into the vet to have it done so she could hate the vet and not me.

  • That's huge @short+sassy!  Wow.  I personally love the idea, I'm all about simplifying.  Do your tenants have to leave or do you think there might be a buyer who'd find current tenants appealing, since you already did the work to find them?

    Especially for the duplexes, which the majority of the time are purchased by RE investors, I'd assume they will want to keep the tenants.  I certainly hope they do, but that's not something I can dictate in the Purchase Agreement.  If anything, that will probably make the properties more appealing because there are already tenants there paying market rent (or close).  That's a big task already done and the new owner starts collecting rent from the day of closing.

    For anyone curious, this is how it usually works at closing when tenants are living in a property.  Let's say closing happens on the 15th of the month and the rent is $1,000/month.  In the closing, the new buyer is credited with the pro-rated rent for that month and is also credited with the tenant's security deposit.  So, in this case, $1500...$1,000 security deposit and $500 pro-rated rent...would be subtracted from what the buyer owes.  The new owner is now responsible for handling the security deposit, when the tenant moves out. 

    All my tenants are on month-to-month leases, except for my three tenants that are on Section 8.  Section 8 requires at least the first year to be a one-year lease.

    Almost all my tenants are fairly new, with move-ins that were within the last 6 months.  NGL, I do feel bad that I have so many new tenants and now I'm selling the properties.  But, up until a couple months ago, I wasn't even considering selling the properties until next year.

    I do my leases a little differently than the norm.  They all start as month-to-month leases (except Section 8), though I do include that the rent will not be raised within the first 12 months.  The main reason I did this is because it's a lot easier to get rid of a bad tenant...because sometimes they can be awful for reasons other than not paying the rent...if the only thing you have to do is give them a 30-Day Notice to Vacate.

    But, as it turns out, this is also now an advantage for selling because it gives the new owner(s) more flexibility.  And they won't feel as worried about being "stuck" in a longer lease with a bad tenant.

    For when I'm ready to sell my own house.  Which probably won't be until at least mid-year 2023.  I'm secretly hoping the tenant who lives on the other side will want to buy it.  He's a RE investor also and I know he was looking a couple years ago for a similar type of house in NOLA for his short-term rental business.  But he's had some big changes in his life since then, so I'm not sure if he'd be interested or even able to buy it anymore.  That would be super handy and awesome, though.  It's the most valuable property I own and I'd save a chunk in realtor commissions.
