Hope it's going to be a good day for you all.
Mine has started off odd, lol.  As you all know, we had to replace the roof for a duplex that we have under contract.
We contacted three roofers.  One of whom we've done work with in the past.  They are awesome, do great work, and have software that gives you a quote on the spot.  We hired them last week and gave them a 50% deposit.  But, before that, we had two other roofers that we were hoping would give us a better deal.
Everyone knew this was a very urgent matter.  That I am under contract.  A tenant is living there.  And there is literally a hole to the sky in one of the bedrooms (we put a tarp up the next day).
One of other roofers I met at a party for my friend's realtor.  He seemed so great.  He had a good rapport with both myself and my H.  After the party, he was initially really communicative.  But, after he came to see the roof, he never gave us a quote and didn't reply back when we told him we needed to make a decision and requested the quote again.  He saw the roof over two weeks ago.
He just sent me a text message asking for my e-mail address, so he can send me the quote, smh. Dude!  Seriously?  I probably should have just ignored him like he'd done to us for the last couple weeks.  But I couldn't help but rub it in a little.  I texted back that I was sorry, but it was work we had urgently needed done and I'd already signed a contract with another roofing company.  He apologized that he hadn't gotten back to me sooner, he'd gotten busy with the holidays (blah, blah).  I don't know why it's annoying me more that he finally contacted me two weeks later, than if he hadn't contacted me at all.  But it did.
We were surprised about the other roofer also.  He was previously a short-term tenant of ours last year!  He's primarily out of Illinois, but comes down here for the winter.  He kept telling us he would swing by the property to take a look and get us a quote.  Never did!  Oh well.
For some good news, I looked into it and am going through my insurance company, so all I have to pay is the deductible.  But it's a "wind" deductible, so it's over $5K, instead of being the normal $2500 deductible.  From what I was told, this type of a claim shouldn't affect my future insurance rates.
