Serious bad news on the property selling front. The buyer yesterday said, when they tried to get quotes for insurance, nobody would cover the house because the roof is more than 10 years old. Supposedly, that even included Louisiana Citizens, which is the "last resort" insurance for this state. It has some kind of government backing and I always thought any house would be covered by them when no other companies will. It would be the same thing for the other duplex (#2) I was talking about yesterday, that I don't have listed and we just had rental showings for. That roof is older than 10 years also.
My REA is looking into it and having her insurer run a "dummy" quote to see if that is really true.
It's just so frustrating because the roofs on both of those houses are fine. No leaks ever in the many years I've owned each of them.
I've crunched numbers and duplex #2 is definitely worth keeping, either way. Even if I subtract 10% of the rent for property management fees (once I move). For the duplex I already have listed, I'm leaning more toward keeping it rather than putting a new roof on just so i can sell it.
The other factor I am considering is I keep hearing that interest rates are expected to go down early next year, maybe even toward the end of this year. We won't see the 2-3% rates of a couple years ago, but definitely down from here. A whole lot of trying to tell the future. But, if that happens, those properties should go up in value and then I can re-evaluate if they are worth keeping or selling.

I am in the full throes of an allergy attack. Swollen eyes, raspy throat from coughing, and my lungs really hurt. I think it's a helluva combo: mold is here here, plus false spring, then we have a massive windstorm happening that I think is pulling up cedar, oak, and mold from Texas. This is also my first one, so that's a definite improvement.
Otherwise, SSDD. Things feel like they're calming down, trying to get back on track.
DH is on day 10 of Covid with day 1 counting his positive test day and thus far I'm feeling good. I'm hoping that the booster I had in Dec is what did the trick.
We're supposed to get some possible snow tomorrow night and that may affect plans for the weekend. Chiquita's in a music festival on Friday night / Saturday. If they opt to postpone it shifts to Saturday/Sunday which isn't a huge deal but could mean we miss a Girl Scout thing Sunday afternoon which is a bit of a bummer.
I've had a frustrating week at work trying to figure out how to have a response that doesn't admit wrongdoing (because we actually followed the correct process) that also moves things forward.

The other possibility that can happen is a hurricane or tornado takes out one of the roofs and then I have to put a new one on anyway, lol. Just like what happened to the duplex I was under contract for and then I was scrambling to get a new roof on in time for closing.
But on one bright side, our soon-to-be new tenant submitted the background check yesterday and it came out fine. We are meeting to sign the lease this evening.

Having a day at work. Whew. I've been doing a lot of tutoring during my workday frees and as a result have been up late at night after the kids go to bed finishing all my progress reports, which are due tomorrow evening.
@CharmedPam if you don't go through them all, just re-imagine it as decor - the setup is so pretty!!!

We had a nice date night last night - we were supposed to go out for dinner last Friday but hubby couldn't. So I said Saturday and .... he got busy. And I don't like going out on Sundays, and he was busy Monday, and then he got busy Tuesday too .... this better not become a thing. I had ribs and wings, and it was delicious.
No osprey sightings for three days, but I haven't had a chance to buy those shiny things to put in the trees. So my poor animals have been stuck inside their pens for three days. Their pen is huge, and they barely come out even when they have the option, but I still feel bad. Can't wait to go shopping and deck out my yard to keep this osprey away.
It's more of how to phrase, "We are sorry this did not appear as you want it but we produced the trial product to what you approved six months ago despite arguing you didn't." But it's not worth that argument. So...."Please let us know what areas we need to improve so we can set a new standard. Would you prefer to approve this vs. form X or do you need to see final product and a visit date for on site standard development?"
Basically they're insisting they didn't do something and I have a signature saying, "Go with this." So....now we'll make the change and are trying to avoid having to say, "Well, it may not be what you want but you signed that it was so let's move forward,"
It's the tricky way of not admitting to wrongdoing and it's by far the most unique situation I've encountered.
Harrahs opened a new food hall in their casino. It's casual dining. Walk-up counters with community seating. It has Bobby Flay burgers and a "Cake Boss" pizza and dessert place.
To introduce players to the food hall, they are being very generous with free food this month. They gave me $40 in food credit to use EVERY Wednesday in March. As such, my first visit was yesterday. I got a whole pizza from the Cake Boss place and a slice of carrot cake. They also sell by the slice ($7.50). Huge slices. The whole pie was $40 (ouch!), but it is gargantuan. I was starving when I got home. Ate one slice and was totally full. But not too full to sample some of the carrot cake, lol. Really good, but probably not any better than any other bakery.
I was clearing out some of the photos in my phone this morning and found this hilarious one of our "death defying" Maple Bar. This was the first time she climbed on top of our refrigerator and that's my H's hand trying to coax her close enough, so he could pick her up to put her back down. She is wily and was having none of it. MB: "No one will remove me from this glorious, new high perch I have found."
At the time, it was really funny. Both my H and I were in the kitchen and we could hear MB meowing, but couldn't figure out where she was. It was like, "She sounds like she is right HERE, but she isn't." We had even started to open kitchen cupboards, in case she had somehow gotten into one. But then my H looked up and saw her. Then we were trying to figure out how she got up there, lol. There's a kitchen trash can on the side of the fridge. That's how she does it.
It's so frustrating.
On a good totally separate note, our local BOE is moving forward with the higher budget. DH is going to attend the board of finance meetings to speak in favor of the budget because the board of finance has to approve the board of ed budget and the board of finance may force cuts.
