Re: Monday

  • I’m sorry for you me loss. I didn’t see this before I posted and didn’t want to seem flippant.
Oh you're so sweet.  It's totally fine.  I literally only met her 3x and she and I weren't warm and fuzzy (I'm not sure if she was with anyone).  She was...a lot from what I understand from stories DH's family has told me and also out of the mouths of her own kids.
  • Wait a sec @short+sassy was your tenant essentially trying to hold off paying you until SHE found a tenant because it was uninhabited?

Does she not understand that the rent is due regardless of whether or not she finds anyone?

I hate being hot, so hot yoga sounds unpleasant.  I've heard that there aren't that many benefits over traditional yoga, but I may be biased because again .... I hate being hot.

@MissKittyDanger I was talking to someone this weekend and they were saying that everyone they knew that got a cold in the last few weeks has been getting it hard because we've been staying away from people for so long that our immune system is no longer used to battling off the colds as easily.  Something to look forward to in this cold and flu season for sure!  I don't usually get hit hard with colds, but it sounds like I should stock up on cold medicine this year.

My weekend was good - I took Friday off, so I had an extra long one.  Spent most of it outdoors walking, going to an outdoor masked cook-out, that sort of thing.  Now I am behind on house stuff, but hopefully I can get caught up in the evenings this week.
I suspect I have a stronger than average immune system because, even as a little kid, I'd only get about one cold a year.

As an adult, I have sometimes gone years without getting a cold.  I've never gotten the flu, though I've also been religious about getting my annual flu shot since I was 20.

BUT for the past 5ish years when I do get a cold, I don't know if this is an age thing or a coincidence or something else, it's really bad.

The first bad case I had was also the worst.  I had to take an entire week off of work.  I felt almost bedridden.  It took all my energy just to stand up for a few minutes and go to the bathroom or get a cup of water.  I couldn't stop coughing.  I could hardly breathe.

On Day 3, I went to one of those walk-in clinics.  The doctor had a little laugh at herself and said, "I feel bad for even saying this because I know it feels so much worse, but you have a bad cold."  I was really surprised because I'd never had a cold that felt even in the same ballpark of that one.  But also glad it wasn't something worse.  Once I recovered, I had a "hacking seal" type cough for months.  Felt just fine, except for that.

I've had two colds since then and, although they were back to feeling like colds, they lasted longer and had worse symptoms than the average colds I'd had before "the bad one".

Yes, you are understanding the situation perfectly.

She logically understands that, but not as well as she should.  She definitely didn't seem to think it was as big of an "ask" as we did.

It would have been one thing if she'd had all the rest of the rent, except for that unit.  Waiving the Sept rent would still have been a hard no, but we'd be a lot more flexible with payment arrangements done over time for Sept, on top of paying the full rent starting in Oct.  And not as completely and totally flabbergasted that she had even asked.

For some context, she has two units with rent due on the 1st and two with rent due on the 15th.

But instead, she's only paid rent for one unit and that wasn't until today.  And it seems like her only other plan is maybe/hopefully FEMA will be giving her money.

And let's also not forget that this Friday is Oct 1st.  So her rent is due again for the unit she paid for today and double rent will be due for the other unit with a due date of the 1st.

I'm not her only landlady either in one of these set-ups.  I don't know how many she manages, though I don't think it's a big operation.  Which could be good or bad.  It could be her business is in a whole lot of hot water or it's just getting things sorted back out again (for her).

I also assume there may have been issues with her sub-letters paying her.  But that's why you need reserves in this business and apparently hers were woefully inadequate, which is not impressive.  I know ALL my tenants paid me about two weeks late this month and I had to dip into my reserves to make sure my loan payments were covered.  But everyone else is paid up now, except her.

One of my tenants had her employer cover her rent for her this month because of the hurricane!  Why can't I work for someone nice like that, lol.

    That is a nice boss!

It's bad business anywhere if you don't have the reserves!  I'm sympathetic especially if it was a tenant and Ida hit but it's not like your mortgage company waives the rent.

On the status of reserves my ILs left a condo that's well known for the area and know it's starting to go down due to mismanagement.  It's also a 55+over community and those can have a tendency to shuffle the expenses to the next owners under the presumption that the owners are likely to not suffer if expenses are deferred.  Consequently in their old complex the assessments have increased and reserves have decreased making it very frustrating for a huge living area.  You can only put off maintaining your roads (they are maintained by the organization) or roofs (again, by the condo management group) for so long but you can pull the "I'm not voting for this and I'm selling in 6 mo" line a LOT.

Surprisingly, it isn't a local "mom and pop" kind of place.  It's an enormous, international corporation.  My H was the one in touch with her about it.  She had evacuated to TX and contacted us to send her a letter she needed for that benefit.  I even asked him if she still works for Giant Corporation and she does.

I'm glad your ILs got out of that situation.  That's definitely one of the dangers for buildings/communities with an HOA.

I heard horror stories during the 2008 housing crisis about condos.  People heading into foreclosure stopped paying their HOA fees left and right.  As the percentage of non-payers got higher, the assessments for everyone else were escalating even though maintenance was getting worse.

FYI M started watching a Netflix show as suggested by BIL

    "Midnight Mass"

It does have a lot of religion in it and that is a large plot point, but ep 3 is when it picks up.
Think Hill House or Bly Manor vibes - creepy and some kinda scary parts but you see it coming
    {M is pre watching it for me - I have guessed the weird plot twists and he is very shocked. I have weird talents lmao}
I also started watching this.  I had marked it to save when I saw the preview, then was really confused.  The episode 3 hit, and I might've been muttering terrible things about brainwashing religion.  I had kinda thought I knew the twist, but still didn't really call it at all.  Reminds me of Dusk til Dawn where they kinda cram 2 unrelated stories together to turn it suddenly horror.  I do really like the story of the dying town though, so I'm hoping they hold onto that.  Also, that nun is a worse Nurse Ratchet and I HATE HER.  She's probably going to die last or not at all and I'm going to be mad.

    :D
M was so hesitant to continue because he felt it was "too Jesus-y" for his liking {we still hate that church lady} but BIL was like "nah wait until end of ep 3 to decide.
M keeps going on about how much of a left turn it took
I'm like "oh it's not like it would be like xyz" - which I totally guessed what happened lmao!

M is very similar to you. He doesn't get actually sick but when he does, it's like it hits him so hard!
I think masking has definitely helped reduce how sick I get - being on public transit I'm convinced gets me sick more! - and if what I have is part of a cold, I've been fairing well.

Luckily for them they're now in a place that appears to be well managed.  They're in an age where there are a ton of benefits of living with the condo board/HOA (like knowing their driveways will be plowed and walk ways shoveled, etc) but it needs to be a board that makes responsible decisions and does not let board members push off assessments to the next round of owners because they think they'll be in assisted living before long.
