What's up with everyone today? I'm excited for Prudie today - none of the letters were that interesting to me last week so hopefully there are some good ones!

  • Winter is starting to hit!  My lunch needs to be used to get DH's birthday cards.   Tomorrow night the kids are sleeping at the ILs and we're going out.   

    Because Chiquita and I are out Saturday I've stockpiled some food for DH to eat.  Now I need to do the fun job of cleaning all the long underwear and lined pants that were delivered.  Signs you're a grown up: you're excited for all the long underwear that was delivered! 
  • H is out of town tonight for work so the boys and i are going to have a PBJ picnic tonight - should be pretty cute and fun! 

    Glad I'm on a project at work but now I am having trouble calming my anxiety about sucking at it. I'm having some trouble with details and some very supportive team members so i know i have resources - its just the internal "you should know this" and "they're going to think you're such an idiot for asking these questions" that I really struggle with. And I really like my team and don't want them to be disappointed that our boss let me transfer to their team!  

    We have a bday party for a neighbor/classmate on Saturday and i have no gift. 4 year old girl if anyone has suggestions. Also, i hate little kid birthday parties. Probably unpopular opinion but omg they are terrible. At least at 4 you know whats going on - i will never understand blow-out 50 person gatherings for one year olds (for example).

  • Good morning! I'm hoping to get some of my 'to-do' list 'to-done' today.  It keeps growing, but I have things on there I've been putting off for over a week and I've got to just do it

    I'm tired AF today.  I was up last night stressing about everything.  The last couple weeks have been very long for a ton of reasons. 

    I will get Prudie up ASAP.  :) 
  • @Casadena a 4yo might enjoy a small bin with crayons, glitter pens, maybe glitter glue, stickers, a pad of paper (all in the Target art aisle).  (Totally with you on big parties for kids.  My kids first birthdays' were immediate family only, foods they liked, at a time that wasn't their nap time, etc.) 

    It's winter here too @banana468!  Snow yesterday and highs in the teens coming up

    Taking the kids to see the middle school's production of Mary Poppins tonight but kind of regret it- just want to hang on the couch.  But, should be okay.  Glad it's almost Friday!
  • @Casadena Art stuff. If you can find out what kiddo is into, I swear by the colour wonder products by Crayola. I have so much colour wonder for BK because she can colour and I'm not thinking if she'll colour on herself etc.
    You can do basic, but they have things like Paw Patrol, MLP, Bluey, etc

    Also the 1yr old blow outs are always for the parents lmao
  • My loan is almost paid and I'm struggling internally - shovel money to loan and pay it off a bit sooner, but means my c.c has to have a balance for a month at least
    OR pay off c.c and add extra month on my loan?

    It's hard because I know what I should do - pay off c.c because higher interest - but I feel this loan is just a fkn nightmare I want to be rid of.

    Urg ... 

    Also I'm going to be doing appts soon with work, so this weekend I'm stopping at thrift store to find some tops.
    I may see what they have in 5T because I feel BK will be growing out of her H&M long sleeves {they're 3t/4t blend, but she's about to hit a growth spurt}

  • Anyone watching The Last of Us? We just started it this week and so far I'm liking it. 

    Worked out again this morning. Second day in a row..haha. Finally feeling mostly back to normal. The bedroom is almost finished and I'm so happy with the green I picked out! It's slowly coming together. 

    Other than that, SSDD. I'm continually amazed though at N. He's getting so much down around the house AND I come home every day to a cooked dinner.

    HA. It's definitely a very new experience for me! I try not to compare him and exH, because really, what does it matter? But it's leaps and bounds. Astonishing, really.

    That is so hard MKD! I know i have such a struggle with stuff like that sometimes even though I *know* what the right thing to do is. In your case i'd definitely pay down the CC so you don't have a carry balance and just deal with one more month of the loan - i think you'll feel better in the long run!
  • I am so pissed off right now (rant ahead).

    Now I'm the one about to walk away from the closing tomorrow, smh.  Hopefully the two real estate agents will get their act together and fix it, because I am NOT just rolling over!  Which is what they might be expecting.

    Here's the deal.  I agreed to a $12,560 concession for the piping work that needs to be done.  I signed the addendum for it, but had also told my REA over text that I wanted it to be clear that I will not pay the realtor commissions for that concession.  Because it is literally money I am not receiving.

    Quite frankly, I would rather it was just taken off the purchase price to begin with.  That would make how this sale is handled on my income taxes a bit easier.  But the BUYER wanted it as a concession so he could roll the repair into his loan.  Fine.  But they can all F**K RIGHT OFF if they think I'm paying hundreds of extra dollars in RE commissions for something that's the buyer's preference in how the concession is written up.

    I brought this up again yesterday, when I received my HUD statement.  My agent was cc'ed, but not the buyer's agent.  It still hasn't been resolved.



    On a totally different matter, but still related to this closing, I'm going to have to pay double property taxes again.  Because of course I am.  My mortgage servicer said they sent them.  But the city is still showing them as unpaid.

    I was on the phone with my mortgage servicer last night for over an hour.  I have three loans with them.  All the properties in the same zip code.  They said they wired the property tax money for each of those properties on January 12th.  As of last night, all three are showing as being unpaid.  Though one of them was the duplex I closed on last Friday.  The title company overnighted the money to the city the same day.  That property is also still showing as being unpaid.

    So obviously, the city in its usual complete and utter dysfunction, is NOT processing these tax payments in a timely manner.

    But then, my mortgage servicer is the absolute worst.  They have made many egregious errors over the years.  So it also wouldn't surprise me if they f**ked up the wires and the money never got to the city.  Like when they had to overnight my property insurance payment last month, because they forgot to send it (head tilt).  They are now investigating what happened to the property taxes.  But there probably won't be an answer until after closing.

    I'm just getting very sick and very tired.  Of continually having to suffer because of other peoples'/entities' abject incompetence in doing the simplest things.

    M & I were back and forth about it, he's of the same thought process as you.
    One month does not a major change make.

    My literal job is dealing with stuff like this and yet the anxious part of me is like "PAY ALL THE THINGS AND BE BROKE A.F!!!"
    But that's not feasible lol

    I agree with this also.

    It's only putting off paying the loan for one more month.  But it will be more money in your bottom line because it will be one month less of paying interest on your 'cc debt.

    Either way, congrats!!!  I know you've been working hard to pay down your debt and it's only another month or so to knock out two of them.

  • I am in a funk today! My dishwasher is broken so the kitchen is a mess, I did my taxes yesterday and appear to owe a ton, and I agreed to have dinner with an acquaintance/friend tonight and now I just really don’t want to. Ive called an accountant to deal with the taxes and the numbers aren’t a disaster but it’s really thrown me for a loop. I think when I started working out of state my withholdings got messed up. It’s meant to be frigid here this weekend and honestly I need it. An excuse to stay home, get my life in order, and relax. I’ve actually made a lot of decluttering and organizing progress but it’s time to start finishing areas to really get the pay off. 
  • This is reminding me that I was blessed to get a nice raise last year but I think it's going to spell more $ in April.  Happy birthday to me that month.

  • @STARMOON44, I hope your complex gets you a working dishwasher soon.

    Before I bought my personal home, I had been living in the same rental house for 5 years that didn't have a dishwasher.  It was manageable, but it totally convinced me that a house with either a dishwasher or space where one could be put in was an absolute MUST, lol.

    yeh we had our tax dept check M's paystub to be sure he's being taxed enough.

    We figure he'll owe something this year :\ 
  • @MissKittyDanger I am team pay the CC.  I HATE having to pay their stupid interest.  The loan will be paid off before you know it!

    @short+sassy Sorry for your house nightmares!  There seems to be a lot of incompetent people that you have to deal with - I hope it doesn't end up biting you in the butt.  I disagree with you about the dishwasher though ... I purposely renovated my kitchen WITHOUT a spot for the dishwasher, because I will never own one.  I also don't own a clothes dryer.  I'd rather have the cupboard space, and there is something soothing about doing dishes by hand, particularly in Canada when it is -16 C out and the water is nice and warm.  

    I was away last week in the Dominican.  It was lovely, sun every day.  My parents stayed an extra week.  Hubby stayed home - being a teacher means he can't really take off a whole week during the school year, which sucks because prices are cheaper during the school year.

    My niece is apparently in the hospital and I don't really know what is going on or how serious it is.  Anxiously awaiting news, but it has to go through the grapevine because this is the brother that doesn't really talk to any of my family.  Prudie will be distracting.

  • Other perspective @MissKittyDanger, if the extra interest isn’t *that* much to carry one more month on your CC, just pay off the loan if it’s going to make you feel better. Financially maybe not the best plan but if it will make you feel better then do that.

    My brother's been home all week with his FI because they have covid and he told me he had a good solid cry watching this show.

  • Apparently, today is the Prudie day for crushing on your friends, which is a little more interesting than the boring work project that I should be doing. We ended dry January with bar trivia last night and somehow won, so $30 in house cash for next time! Today is my birthday, so we're going out again tonight. I'm excited about a really yummy dinner, but it's cold and rainy and I stayed up too late last night, so I almost want to blow it off and get take out instead. 

    I'm with you on the loan, Ms Kitty. I get that it makes financial sense to pay off the CC and avoid interest, but if it's only a couple of dollars, it might be worth the psychological uptick. It's sort of the same thing as how snowball works for some people paying off debt. 
  • @kerbohl, my H and I made a nickel-bet on who is responsible for this whole property tax issue, lol.  My bet is on the mortgage servicer screwing up again.  He thinks the city of NOLA is that backlogged in processing the property tax payments.

    And I will eventually get the double payments back.  It's just more hassle and will be money "later", instead of money "now".

    To be fair on the other issue, I did find out that it's not necessarily the buyer's preference to subtract the concession off the purchase price.  Apparently, we are too far in the process to make a change like that without it messing up his loan and almost having to start it from scratch.

    Unfortunately, it's also a more involved process than I was expecting for the agents to lessen their commissions by a few hundred dollars, even under these circumstances.  Supposedly, even if they agreed to it, it couldn't be done with the way things are set up on the back end.  Long story short, my agent said she would make it up to me on the third property I have listed with her.

    I'm bitter to be paying commissions on money I am not getting.  But I'm also not going to blow up the deal on less than $600.

    I will stop with the pity parties!  And just be happy to get this one (almost) off the books also.

    No, this is for 2023 property taxes.  I've heard in most places, property taxes are paid "behind".  But in Orleans parish they are paid "ahead".  As in, you have to pay this year's taxes at the beginning of the year.  The due date was 1/31/23.

    However, Orleans didn't even send the property tax bills until January had already started.

    In fact, that is one of the line items in the closing.  The buyer has to pay me pro-rated property taxes back, because they are paid "ahead".

    This is how wacky the debits/credits are on the HUD statement, just having to do with property taxes.  I'm summarizing it and made up a property tax bill of $1200, just to make the math easy:

    1. From mortgage payoff statement -- $1200 subtracted from my escrow account because they claimed they already paid the 2023 property taxes.
    2. From the title company -- $1200 subtracted from the seller (my) proceeds because the city says those same property taxes are still unpaid.
    3. Buyer credit to me -- $1100 for property taxes.  To cover the pro-rated 2023 property taxes from Feb.-Dec.  That I just paid in the same closing paperwork from line 2, lol.
