Wedding Woes

Wed

Super tired today, whats up with everyone?

Re: Wed

  • I really enjoy the cancer moms group but holy crap it makes me emotional. I've basically been crying for 2 days. Not about anything in particular, just everything and nothing all at the same time.

Trying to finish a big project for work today if possible so i have friday for revisions. I'm off tomorrow for a checkup with G and off all next week. Home alone M/T while kids are in school, then heading to Iowa on Wed for the holiday long weekend assuming my parents are still up for it. My mom has been dealing with horrible vertigo and treatments the last month and my dad had a hip replacement in late October. They were excited about it a few weeks ago but i don't want to be in their way. We'll see!
  • Also super tired.

I finally got sinus meds so whatever has been PLAGUING my sinus' is slowly going.
Rinse. Spray. Etc. Nothing worked except meds.

I'm adding to my list of value by training people on stuff. If i get an offer from new place, I wanna be able to give an arguement why my current job should keep me.
  • I went to take a dress to get it hemmed and get lunch since I *had* to be out and about...Hee.  The tailor is closed today. Boo.  I hope they're open tomorrow and I can get it back by next Saturday since I want to wear it out to dinner.   I still picked up lunch.

Other than that, SSDD.  Work is very quiet, which on one hand is great because it was a crazy few months up until now.  On the other, it makes me edgy about stuff that may come down the pike and I'm so bored.

DH doesn't get back until tomorrow.  I binged most of Selling Sunset's current season while crocheting last night.  It's the most ridiculous, perfect binge.  LOL
  • I'm super tired today also.  I didn't get enough sleep Mon. night.  Determined to go to bed early last night.  But then I was having trouble with my blood sugars running too low.  An hour later and still not much progress, I slammed down another OJ, crossed my fingers, and went to bed.  I checked this morning and had still be running low all night.  But apparently not low enough to wake me up or upset my dog, so at least that was something.

I have to stop at Costco tonight.  I hate and try to avoid doing weekday errands.  But this is higher stakes.  I bought salmon from there with a sell-by date of today.  I opened it on Sunday and it had already gone bad.  I know they are pretty flexible with returns, but it's almost $30 in salmon so I wanted to make sure they know it went bad by the sell-date.

My current angst.  I have a longtime tenant who has been annoying me for the last year.  For the first three years she was my tenant, she was great.  Then she kept having "problems" and would spend months being late.  Get caught up when she got her tax return.  Great for awhile until her next "emergency".

But it got worse about a year ago.  She lost her job and got another one, but it paid less.  For the last 8 months we've had to post a Pay or Quit notice every, single month which is annoying, time consuming, and makes her risky because obviously the rent doesn't fit comfortably in her budget.  She's always at least a week late and often has to pay me over two pay periods, which means she isn't fully paid up until the mid or late month.

And she NEVER contacts me!  I'm the one always having to send her a text asking where the rent is, which I don't even do until the Pay or Quit notice is up. Though she will always reply back.  She replied to my text and asked to call me at lunch time.  I told her that was fine.  But obviously it was yet another story.  I'm a lot more understanding when someone comes to me as soon as they know there is a problem.  I am much less so when two weeks have gone by without a word and NOW she wants to call me.

So anyway, longer story short, she's going to pay me as much as she can this Friday and will pay her whole paycheck on Dec. 1st.  Which still probably isn't going to be enough for whatever the Nov. arrears end up being AND December's rent.  But overall, she's always seemed like a good person.  And unlike other tenants I've had, she usually does what she promises when rent goes awry so I will continue to be patient.

  • I'm also sleepy.  But I have tickets to take a friend to see the Dolly Parton Rockstar release and she's super excited, so I'll be up later than I want.

The all staff emails are stupid again today.  It makes me want to scream.

Otherwise, nothing much going on.  I splurged some money on Harley (again), paid bills, and bougt myself a few things. I've got to figure out my eating situation, it's ridiculous.

yikes @short+sassy! Are you planning on getting rid of your NOLA rentals if you move to Cincy?

Omg my arms huuuurt. I was feeling slightly better with my shoulder, so decided on some real workouts.  Not my PT exercises I’ve been doing the last few months.  So between holding the heavy leaf blower yesterday and doing trx, I am feeling it today!
On Friday my Alaskian cruise partner emailed the travel agent about the sales going on and honoring any sale price and we got it! I was so excited because I thought we got $430 off of it. Then I saw the difference between guest 1 and guest 2.  Mine was less.  Why? She got 15% off more for being in the senior rate category.  A savings is a savings for me, but sucks to see her pay less on the same cruise!
Edit; oh! A few weeks ago victoria secret had a 3 or 4 hr sale at 40% and I snagged a bra and perfume (bombshell is overrated btw).  Today from 5-12 they did another 40% off one item.  Right now it’s 30% off. I snagged up the “so obsessed wireless push up”.  Well. 2 of them. I love it! A lot of colors were out of stock but I got what I wanted.

    Eh, kind of and hopefully.

I already had this particular duplex up for sale about a year ago.  Had an offer, but they backed out after their inspection report.  We took it off the market.  Partially because at that point I saw the writing on the wall that we weren't moving for quite a while anyway.  Plus I have an early payoff clause on the loan that will expire in Jan. 2024, so we will put it back up for sale early next year.

A couple of the inspection items are things we need to take care of, but just haven't bothered yet.  One of them is really spendy.  The previous buyer did a video pipe inspection.  We had replaced that underground pipe for one of the units a few years ago, but the other unit has bad pipes now also.  Can't tell you how many times I've kicked myself that I didn't do it for the whole property, because I strongly considered it at the time.  But that is probably going to set us back at least $7K.

We have another duplex and a single, family house in another part of the city.  The duplex is fully rented out with Section 8 tenants who are fantastic and low maintenance.  I'd love to sell that one also but, when we looked at doing it last year, the comps were pathetic compared to the net income we are getting every month.  Unless that has changed, we're keeping it and I will hire my REA to be my property manager once we move.  She and her husband are both agents and also have a side biz for PM.

That SFH is vacant.  But we're keeping it as a Plan B for now, jic we need to sell our house before we move.  We could temporarily move into that one while in transition.  And/or use it as staging ground to drag our moving boxes to so our personal home has less clutter.  I know it's stupid keeping it vacant just for that and I don't usually do stupid things with my finances, lol.  But we have some work left to do for it also and don't have time for it right now because the work we need for our personal home is the priority.

But that guy is definitely getting sold when we're done shuffling around and have a clearer plan of what is happening when.
