house hunting VENT... LONG

i have been house/condo hunting with my fiance since may (we actually didnt get engaged till june) and since day 1 it has been a total and complete nightmare. we got rid of the first realtor, because she was always late, never said much, appeared to be high, and then told us after seeing a handful of places that she had searched ALL of camden county and found NOTHING in our price range. after calling 5 more realtors, 3 or which never called back, and one who also claimed there was nothing, we found what seemed to be our dream realtor, whos first search came up with 140 places in our price range. the first house we got very interested in, when my dad went to go see it, pointed out a very serious erosion problem in the back yard, and a smell in the house we assumed dog, he thought mold, which made perfect sense with the erosion... then we found a townhouse we fell in love with, only to find out after we made an offer that it was a short sale, and went through inspection, was told all the utilities would be turned on, and were not.. but even though we didnt get to finish inspection, found another 15k in expenses we were unaware of, and when we wanted to back out, our "perfect" realtor flipped out. and we moved on to a new realtor and a new condo. we now have to go to small claims court just to get our deposit back from the townhouse.. well we had inspection on the condo today, only to find out the water heater and furnace are bad, and the windows dont meet code because their locks are defective. and since we got a lawyer this time, he's in the middle of rewriting the contract and we refused to give them a deposit until after we reviewed the inspection report. and the sellers realtor called us to tell us she didnt get the fax with the changes from the lawyer. we call the lawyer and he has a confirmation number that he sent the fax hours earlier, but sends them again anyway, and we call the real estate office and confirm with their administration that they do infact have the fax and put it in the realtors bin. well she just called me SCREAMING that she still doesnt have it. i tell her she does, and has to take up the problem with her office, and she was screaming over me the whole time. my dad takes the phone out of my hands to try and calming explain, and shes screaming at him to the point that my mother ACROSS THE ROOM heard her. how crazy unprofessional are these people? my dad says hes calling her manager to complain. im too swamped with work to even be on here complaining, but i just feel like im losing my mind with this stuff. i just want to live with my babe and be done with all this crap.. is it so much to ask for to have an HONEST realtor willing to work, and not yell at us?

    My fiance and I are actually selling our house and buying another one closer to our parents.  I feel your pain with house hunting.  We looked at so many.  I have been lucky enough to find a great realtor though.  Shes very understanding and always has always been available when we need her!If things don't turn out with your realtor I would be glad to share my realtors information with you.  This is the second time I have worked with her and I have no complaints.Our house is also for sale if you may be interested.  Let me know!

    I'm not sure exactly what area you are looking in, but I could give you my realtor's information as well. She was my parents neighbor up until July when she moved a little further south to Egg Harbor Twp. but she still commutes to her office in Bordentown. I'm sure she'd be willing to help with anything in between, and if not, she could recommend someone else great from her company, I'm sure.My FI and I have been house hunting since January (set to close 10/16/09 fingers crossed!) and she's been nothing short of amazing showing us countless houses, helping us through a bidding war, assisting in a short sale offer and pulling out of it, etc. Let me know if your interested.

    We just went through a similar situation so my best advice is to hang in there!  We were lucky enough to have a great realtor who got us through it all, so I would be happy to share his contact info if you are interested.We were going to buy a condo that was a short sale back in April but also had inspection issues that the seller would not respond to (heater and roof) so we pulled out.  We had to use small claims court to get our deposit back.  We then found a townhouse we loved and the owner got mad at our inspector and kicked him out 3/4 of the way through the inspection.  Since they never allowed a complete inspection, they broke contract and we didn't move forward.  We had to use small claims court again because the owner was crazy and wouldn't release our escrow deposit.  We then found another townhouse we loved and lost a bidding war.  It was then that we found the townhouse we bought and closed in 30 days.  We had MAJOR time pressure since we were getting married and didn't want to move twice.  So my advice is to keep looking.  Realtor.com is great for MLS listings and so is owners.com for for-sale-by-owner properties.  You will find your dream house--there is a lot of junk on the market right now to sort through!

    thank you everyone. i do feel much better now that I have slept. When she calls today I will be asking for an apology, and if I don't get one, I will be calling her manager. I don't really know what to do about her, because we still very much want this place as I honestly believe the couple wasn't aware of some of the problems (they werent there for inspection) and may be very willing to fix them, we just have to find that out. right now we are looking in sewell, but we are looking for anything closer to philly, as my fiance works in philly and is currently driving an hour to work everyday. if this deal doeesnt go through, i would love to the have the contact info for your realtors. summer- did you have any success getting your money back after small claims court? speck- where is your house that you are selling?

    I'm sorry that all of this is happening to you! As if wedding planning wasn't stressful enough, buying a house can drive you completely insane! By the time we had an official closing date for our house, I was so fed up with the entire process that I wanted to say "Forget this!" and just rent for the rest of my life. We had many issues with house hunting and when we finally found our house, anything that could go wrong did go wrong!  Luckily, it all worked out in the end and we finally had closing this past Friday.  Unfortunately, I can't recommend a realtor b/c our realtor is an idiot, but I second SummerPastelBride's advice to hang in there! I would def keep your lawyer b/c anything can pop up at closing that the "other side" claims is your responsibility.Good luck!

    It was funny--in both cases, once the owners received the small claims court summons, they agreed to sign the escrow release so we never went to court!

    summer- we tried that with getting the lawyer to write a letter warning them we were going to sue them, not only for that, but for the inspection costs, and the fees we had to pay for canceling the mortgage, but that hasn't seemed to scare them.

    I'm sorry this is happening to you and I'm sorry that so many realtors have been unprofessional. If you need any recommendations I would be more than happy to let you know. My mom is selling her house in Mt. Laurel and has a great realtor. We started looking for houses around September of last year and just closed on our house at the end of June this year. It can be a long process and it may take looking at tons of houses to really find the right one. Try and stay positive, the right house is out there waiting for you and your FI. I hope everything works out!

    so our nasty realtor just called saying that the couple refuses to make ANY of the changes to the contract that our lawyer advised so we told her than we are done. we talked it over and we refuse to let this 8k deadline run our lives and push us into deals that aren't less than great.

    finally made it through an inspection without an ulcer and with a great realtor who is working on our side, and didn't freak out over the couple hiccups that did come up. THANKS BECKY!
