Help finding rustic venue near Avalon/South Jersey

I'm in the early stages of wedding planning, and am having a ton of trouble finding the venue i want (Ceremony, but mostly Reception). I'm not looking for the traditional formal location - i would prefer something rustic, maybe outdoors, and definitely budget-friendly that can handle 75-100 people. Maybe something like an older inn with a large yard, or a barn, garden etc. (i'm not much into an on-the-beach wedding either) Something on the main land near Avalon/Sea Isle/Stone Harbor, or closer to Cape May would be fine too) Any suggestions?

I haven't posted since my wedding but I thought of some places for you maybe.
Have you looked at the Smithville Inn? That's sorta historical rustic feel. Also there is the Renault Winery in Egg Harbor that is outside and you can do pictures in the fields. Our wedding was at the Sand Barrens Golf Club which is not your typical golf club/banquet room at all. The whole inside has wndows and has a large deck with a lake right next to it. There is also Leaming's Run Gardens. I know they a gazebo for ceremony's and pictures. I think you can have your reception there also but not sure. GL!

I am from the area and am very familiar. The only thing is anything on the islands (especially Avalon and Stone Harbor) is not going to be all that price friendly, but ya never know. Here are a few suggestions:
The Whitebrier (a friend on mine had theirs here - its on 21st Street right next to the Princeton)
Avalon Yacht Club (maybe not as rustic, but beautiful views and can accomodate your guest count)
Stone Harbor Womens Civic Club (Its on the beach, but you have to rent a tent to go in the parking lot off the back of the building) it could be very nice, but a lot of different vendors to deal with.
Stone Harbor Yacht Club (same as AYC, beuatiful views, but it is kinda formal, I guess)
Abby Homes  This is off island, set back off of rt.9 across from Cape May Wicker in Clermont. Its in an old house and they have recently built an extension which is supposed to be beautiful. Could definetly give you a rustic feel.

Hope this helps - let me know if you have any questions. I work for a newspaper that is concentrated in Avalon/Stone Harbor so I'd love to help
