Private Residence Venues

I'm planning my wedding for September 2011 and am looking for a private residence to host it at. It will be an outdoor wedding for 150-200 people so we will tent it and rent "nice" port-a potties so our guests aren't trampling through the house. I'm looking for a house with a view of the mountains or a lake or river. If not, just a beautiful property for foliage season...preferably the North Conway area. Has anyone had luck finding a private residence or know of any possibilities? Every place I find doesn't want to have that many people on their property.

Have you tried any bed and breakfasts?  That's really the only thing I can think of...

I just looked in the 2010 New Hampshire Wedding Resource Guide and they list a place called The Fells, Historic estate and gardens on Lake Sunapee (Lakes Region), that looks good.  "Intimate ceremony in the library to a magestic tent and dance floor on the Rose Terrace..."  www.thefells.org

Have never been there, but the ad looks really nice :)

I've been to the Fells and it is very pretty.  However, I asked about weddings there (which they do) and I was told the group size was generally around 40 ppl.  Worth asking though because it is beautiful.

You should try looking on the website HomeAway.com.... it has homes/estates/beach houses/castles and everything you can imagine... It may be hard with the size of your wedding to find a property that has enough lawn/beach property to accomodate such a large number of guests. You also need to check with the renter to see if they'll allow you to host the wedding on the property (some specific it in the ads, some don't). Hope this helps!
