Homeowners COME IN!

I hope you soon-to-be-married and married ladies don't mind me posting here... the NH board on the Nest doesn't seem to get too much traffic...

DH and I want to move back to New England, we lived in Ma then CT before moving to Florida (don't do it!).  I am thinking Southern NH to still be close to our family in Mass, but I have heard the property taxes are extremely high! 

Anyone know from personal experience? TIA!  And if there are any great areas in particular (suburban or rural) please let me know!

    We're going through the house buying thing right now and all I can say is although property tax is considered "High" in NH, we don't have sales tax or income tax so it kind of evens out.  We were looking in MA but we get more for our money in NH and the difference was only a couple thousand dollars in annual property taxes. There are some towns that have much higher taxes than others but others are very affordable.  Just look around in both MA and NH to see what you like and what you can afford.  If you're going to be working in MA but living in NH you'll still have to pay MA income tax and if you live in MA and work in NH you'll still have to pay MA income tax.  (they call Massachusetts Taxachusettes because they tax on EVERYTHING!!!).  We live right on the MA border and have the convienience of MA but the affordability of good ol' NH!     I own a 3 family in Derry with 1.5 acres of land and a condo in Derry.  I don't recall what we paid in taxes on the condo but I can tell you the 3 family was under 7,000  Derry is pretty high on taxes compared to other towns.

    We are both from MA our taxes there weighed out to be a little more than what we have up here.  We feel like we have more $ in our pocket in NH than when we lived in MA.

    I've always wanted to move back to MA and now FI asked me if we should move back to be closer to family.  His parents are in their 60's and I think he's getting scared to leave them even though we're only 45 minutes away.  I'm secretly screaming yes!  But, keeping it cool.

    I think it depends on the town you choose. We looked right around the NH border, on MA side and NH side and found things to be pretty similar, although some of the MA towns were a little cheaper. I don't know what exact area you looked in, but we found some really good deals in the Winchendon/Templeton area, which is close to Keene, but less expensive.

     From our research lately.... Derry, Salem and Hooksett have some of the higher taxes in So. New Hampshire... Londonderry, Merrimack, Manchester and some of those areas are too bad

    Like the girls have said, the issue isn't necessarily the property taxes in NH - since they are weighed out by the lack of income and sales tax - but the real issue comes when you live in NH (and pay the higher property tax) and work in Maine or Mass (and HAVE to pay their income tax).

    Thanks for all of the feedback ladies!  One of the reasons I want to live in NH is because there seems to be less development and we want a few acres of land.  The areas in northern MA with a few acres are much more expensive.  It seems like there are pros and cons to both places.  I am hoping to work close to where we would live, but I suppose living in NH and working in MA I would get a little of both, the higher property taxes and income taxes.  

    I want to move back to New England sooo badly!  Anyone want to buy a house in Florida?  Just kidding.. I wouldn't put you through this torture!

    Look at the total column for each town's taxes. It is that amount (for instance $20.19) per each $1,000 your house is valued at. I live in Litchfield and our property tax is about 1.6% of our house's value. Our house is assessed at $340k, so ~$5,500/year. Derry is definitely one of the highest property taxes!

    Towns with higher tax rates generally offer more town services though. Litchfield is really low with taxes, but we don't have town sponsored garbage collection. You have to drop it off at the town dump yourself or pay a private service, which is about $350/year.

    We bought a house in Manchester, NH in 06.  Our taxes on 1400 square feet of house and a tenth of an acre is less than $3k/year.  It reall does depend on which town you pick.  Towns that tend to be high: Milford, Amherst, Hollis, Raymond.  Weare seemed to be reasonable when we were looking.  I don't remember any serious complaints about Nashua, though you couldn't pay me to live there.

    We have a 3/2/2 with a pool outside of Tampa, just in case they are interested!  I love our house, and if I could pick it up and drop it in New England I would!

    I will def. check out that site...thank you!  What you are paying for your taxes doesn't seem that high to me... especially when you factor in the taxes you AREN'T paying! I don't even mind the garbage collection because we go to our dump here at least once a week as it is for recycling, yard waste and larger items they won't take.

    Our current house is a little larger (about 1800) and we have 1/3 of an acre and are paying under $3K... I think closer to $2400.  But it is based on the assessed value....so that is what really counts!  We don't want a huge house, but we do want a few acres of land if possible to find in our price range.  I will try to steer clear of those towns, although I think Hollis was on our list <img src="http://cdn.cl9.vanillaforums.com/downloaded/ver1.0/content/scripts/tinymce/plugins/emotions/images/smiley-frown.gif" border="0" alt="Frown" title="Frown" />

    Nashua can be pretty pricey also.

    I still lurk... and I found this thread to be a great read! FI and I are looking to move back to the Lowell/Nashua area to be closer to my family! FI reeally wants a home in Nashua.

    I grew up in Bedford and it's getting pretty developed. I am sure the taxes are pretty high, too.  the towns between keene and manchester are pretty nice!

    i live 15 mins from nashua in MA and do all my shopping there. it's convenient. i do love NH. i agree with pp about the taxes all evening out in the end.
