Venue Help! :)

Hello Brides! I could really use your help! I am on the search for the perfect venue! (does that exist?) 
So my fiance and I are looking for a venue that has space for an outside ceremony and an indoor reception (I really don't want to have the reeception in a tent). Some examples of places that I love but don't work for one reason or another, Newton White Mansion (they are completely booked until November 2012) and The Great Room @ Savage Mill (one of my best friend was married here.)  
I have a budget of about $4000 for the actual venue + catering. We are having about 150 people.

    What area are you looking at?

    A lot of vineyards and historical homes have outdoor and indoor options.  You could also look at country clubs, botanical gardens, or B&Bs (depending on the size of your wedding). 

    Virginia has a lot of beautiful indoor/outdoor locations.

    We just visited Barren Ridge Vineyards and it was really lovely and reasonably priced.  Oh and the wine is also really good.

    If you are are looking at Barrenridge you should check out Hermitage Hill Farms & Stables (which is right around the corner) they are reasonably priced and have a large reception room than Barrenridge.

    I'm not sure where you're looking to get married but there is a great waterfront wedding venue in Virginia Beach called The Yacht Club at Marina Shores.  You can buy an all-inclusive wedding package for $8999 which includes your catering, wedding cake, reception hall, DJ, photographer and flowers.  http://www.theyachtclubatmarinashores.com/sapphire-package. hey have other packages too but that one is the most affordable.
