Texas-Dallas and Ft. Worth

Sunday!

I need to study for my big test on Tuesday but I am so distracted today.

We put an offer on another house yesterday but are not anticipating much to come of it.  Our realtor doesn't think it will appraise for what they are asking for.  The seller's agent is using 1 comp of a house that sold well over 6 months ago that went for $169,900;  however, 5+ other homes that have sold in the same area within the last 6 months went for $145-$154k in similar condition and size.  We hate to waste $400 on an appraisal when there's a good indication the property will not appraise and hence, we can't buy.  We're supposed to find out an answer from the seller's on our offer by 2pm today.  The thing is, this time neither FI nor myself feel nearly as emotionally invested in the house as we did the house we loved and the other offer was accepted.  I'm not sure if this is just easier after the first loss or if we need to take our lack of emotional "attachment" as a sign to move on...

What has everyone else got on their plates for today?  At least its not raining... wohoo!

Re: Sunday!

  • Just did my 10 mile run with the pup, and about to head into work.

STD's came in the mail Friday, and I'll be sending some of them out tomorrow! When FI's dad gets me the rest of the guest list then the rest can go too! I'm so excited! Especially because we're technically out of the window to send STD's but I don't care. We got them done really cheap at Vistaprint, and they turned out really cute!

    Have a good Sunday y'all!

I would. If we didn't love the house or the area we moved on. <div>
</div><div>We're unpacking today and then FI will be going to a softball practice. While he does that I think I will nap. I just hope he doesn't drive over there to have her say "it's too wet...give me your fees and go home"</div><div>I may try to put up the new mailbox today. </div>

  • cwaggoner -- 10 miles?  I envy you!

crash -- yeah, I just don't know.  The house is really cute and in great condition.  We really liked it and it felt cozy with tons of windows and natural light.  Definitely some pride of ownership, unlike probably 85% of the other properties we have looked at.  It's in Plano off Alma and Legacy, which is not my favorite area of Plano but its close to the light rail, close to 75, close to shoppins and restaurants, etc.  I get the feel that the neighborhood is in transition right now, going from older tenants who didn't care as much for their homes to younger tenants who want to put some work and effort into things.  It's not my ideal neighborhood, but at our pricepoint, we won't be in any of our ideal neighborhoods I don't think.  Not sure what to do -- we're conflicted.  It was worth it to put an offer down and lose $100 if we changed our minds.  I really don't think they'll accept our offer anyway, so hopefully its a moot point.

You'd think so.  They've had it up since Sept though and they just now reduced the price for the first time by $3000.  It doesn't seem like they are in a huge hurry.

What kind of mailbox are you putting up?  I hope the rest of your invitation materials comes tomorrow!

oOo, what are you shopping for?  Clothes shopping always puts me in a crabby mood instead of alleviating it, lol.

It's a locking one. They have a locking one up now..but we have no keys..so there's an issue. Luckily, when they brought the water bill the mail person didn't push it in all the way so we were able to get it! <div>

  • We made two trips to Ikea today.  The second trip was pointless because we opted for home delivery which means we could have bought the stuff this morning and that we wasted gas to go from Corinth to Frisco and back again.  We're getting a set of drawers that we can put under the TV in our bedroom; we'll put the cable box and the DVD player on top.  We also got a new sofa table (to go behind the sofa) and two DVD stands.  They're on top of things though--the pieces are all being delivered tomorrow!  I know what I'm doing next weekend.  We got our estimate from the first flooring guy and Bill thinks we won't do much better.  We're going with engineering hardwood.  We aren't getting the two guest bedrooms done this year like I wanted but Bill thinks that it would cost us another $2000 to have those done so I'm not going to press it.  Next year, we're going to do kitchen countertops, cabinets, the tile and maybe get a double oven (would have made all the Christmas baking a lot easier).  I just have no idea where we would put the other oven.  Undecided
  • crash --- eugh, that sucks!  Could a locksmith not have made a new key for you guys or would it have cost more than a new mailbox?

So.... we got the house. And I have almost no excitement about it.  And the vibe I got from my realtor's e-mail, she's not enthused about us now thinking this might not be the one.  So there's that.

In other news, Amanda, you are hysterical! LOL Cathy from Jorg's called me today and said, "Oh your friend came in yesterday and said she was so excited about coming to your rehearsal dinner!"  ;-)

This is coming from someone who has never bought her own house before so take it with a grain of salt.  I wouldn't buy it if you're not that enthusiastic about it.  Second, if your realtor seems to be getting annoyed with you (that's what I think I'm reading), then it might be time to go with someone else.  You don't want someone working for you who's not working for you every step of the way.  So she'll have to decide if she wants the commission or not.

Yes, that's the vibe I got from the e-mail but maybe I'm just reading the tone wrong. She has been so great thusfar, so I want to give her the benefit of the doubt.  She sent me more comps and left me a voicemail so we can discuss some of the great things about the house but... I'm just not feeling it.  I don't know how to decide to wait for something that may never materialize or to take something now our gut feeling says we won't be happy with.

  • Angel-No, it'd probably cost a lot more to have the mailbox rekeyed the mailbox we bought was only 30.
Re:Your realtor-if she really gets mad, you need to ditch. My realtor told me up until the night before closing (because of all the drama) that if we wanted to walk, we'll go back to looking at houses and life would go on. Always remember:She works for YOU and she shouldn't treat you like you're an inconvience.

We started finding carpenter ants today. Unfortuately I think they came in with our furniture. We've seen 3. 2 roaming on the headboard and the third in the bathroom.

  • Amy: 1) You are welcome.  ;)  Also, I didn't tell her I was coming, just that I was crashing.

    2) Since we had to dump our realtor when we learned we were moving to Pampa, I would love to send some business her way, so if you want to change course, let me know and I will get you her info.  She is amazing.
