Christian Weddings

If my recently developed plan succeeds...

...We could married September 2013. We both have stable jobs and unless something happens to where one/both of us no longer has a stable job, we could be able to afford a house easily. My thing is that if we do this, our safety cushion won't be as padded and the house won't be a grand as we had hoped. But after talking about it, a fixer upper farmhouse or  smaller house that we could add on to (should the Lord bless us with more children than space allotted for...hopefully that isn't going to happen...) will suit us just fine. September would also solve my dress issue. I want a ball gown with an outdoor ceremony/reception. Ball gown+Heat=Sweaty bride...and that is just gross. If we had it in Sept, then it would be much cooler here for myself as well as guests.

  • Just make sure you get in touch with a broker to work with so you know exactly what you need and have a good working relationship with. We had more hoops to jump through buying a fixer upper than if we would have bought a pristine house. It was over stupid stuff like cashing paychecks before putting them in bank accounts, seperate bank accounts prior to being married, etc. It sounds silly but its better to be prepared than scrambling at the last minute.

  • @Ash: It isn't for sure yet.

    @Peachy: Oh I know I will still be burning up but in my area in June, it's high 90's -100's. September is much, much cooler here. So if I want a poofy dress, September is  the way to go.

    @Daffy: We are probably going to go this weekend and set up a savings account specifically for the house fund. My dad is a contractor so if we should buy a home that need work, I have him to help. He has already told us that the only payment he would want is dinner (He is crazy over FI's fried chicken lol). We would only have to furnish the materials needed.

    very good point. I think the weather was the same for mine and I got slightly dehydrated (never had to go to the bathroom once during the wedding or reception) with the dress and slip

  • You never know what kind of house you will be able to get within your budget. We go a steal on our house. 4 bed, 1.75 bath, attic, basement, wood floors, 2 story, and a large corner lot in town. The other houses in our budget weren't nearly as great. Isnt it still hot in TN in September?. H went to school there for a year and kept complaining how terribly hot it still was.

    Not to me it isn't. I live in the mountains so it's usually way cooler in September than it is in June.

  • Its more so the banks dont want to lend money on fixer uppers. They have minimum requirements they look for or they will deny your mortgage. For instance, my friend was selling an alluminum sided house and paint was peeling by the chimney and they denied the loan. It is a real pain. We repainted it and the day after we repainted it they were still complaining about the part by the chimney but finally accepted it. They nit picked everything. And make sure the money you put in the savings account you can account for where it came from so the bank doesnt think you took a loan out for closing costs. We had that problem too because I was a waitress and just put my tips into my account and the bank would not accept my paystubs as where the money had came from. I had to physical deposit the checks in my account to have the funds "verified"and they did not count my tips. I made the mistake and ended up having to come up with almost $1000 extra at closing because they did not accept my hand money as part of closing because they could not "verify" it. Such a pain in the butt. I had to have my pap write me out a check as a "gift" for the amount in the account so they knew I had enough money for closing and did not take a loan out for it.

    The bank I deal with my mother used to work at. The man over this bank is a family friend. He knows good and well where my money came from. If he put me through what you went through, I would be finding a different bank.

  • I veto this idea! only because you are not allowed to leave the June 2014 club. I would be very sad and we wouldn't have an awesome Mod anymore. Now that I got my selfishness out I think that if you and your FI are prepared to go without the safety cushion then that's great. Although where I am (texas) June is actually better than September sometimes.

    The weather here:
    June=Humid+Hot+Sweat+Dead grass.
    September=Cooler+Green grass (unless the weather is just freaky...and there is drought...).

    Federal law requires verifcation. You can know him halfway until Sunday and STILL get screwed. The ONLY reason I was able to get my mortgage was because my best friend is the branch manager and helped me get a waiver. I was just offering advice there was no reason to get snarky. I had 50% of my house down, more than enough income to cover the payments, and over something stupid it can throw a wrench in everything. My problem resulted from the loan being too little, tougher scrutiny over the new regulations, and me being young, unmarried, and not too well established anywhere outside of my profession. I offered you advice from experience, having probably been younger than you buying my first home. And now buying my second home.
