ouch @ Boca prices - I thought Philly area was bad (about $145/sqft in our neighborhood) - the area where we purchased in TX is $71/sqft.

Beautiful inside - looks like there are a lot of nice upgrades.

It does need some wicker, Zsa. Luckily there's no shortage of that here.

What really interested us in the house is the neighborhood itself, and the fact that it has all the upgrades we'd want already done. DH does not have the patience for kitchen remodeling. The pool is nice too, and the backyard is HUGE for Fl.

BTW, if we make an offer, it will be a good bit lower than that. Other places in the neighborhood have gone for significantly less.

<div>get a good realtor to help you out. our TX realtor was awesome - we actually offered on a house on our trip last week that was listed way above the neighborhood average (nice yard, but needed updates/upgrades) - the sellers scoffed at the offer (which was in line with other houses in the area) and in her research to justify the price, the realtor uncovered the house we're under contract with - it was priced right for the area, upgraded inside, suits us better than house #1, and the seller outright accepted our (very fair) offer with all conditions. </div>

That's awesome, Barbie. Luckily, our realtor has been awesome. She made the suggestion to bid far lower than what they're showing it as, especially because it's a short sale.

Your new house looks amazing. I can't wait to see what you do with the place once you're settled in!

<div>GOOD LUCK! My co-worker that just moved to TX from the PA/DE area listed his home as a short sale, but he couldn't get the bank to accept the buyer's offer.
