Sam..Jim had us get a rate from the people who work out of the same building as him. I also called around to a bunch of places, and Jim's people had the best rate so we went through them. He will help you out..just ask him. Our mortgage was immediately sold to Wells Fargo. Like Cand said it happens alll the time. We also were never told we needed a cushion, but like Ice said our down payment wasn't the only money we had so I suppose thats why. We had a very large cushion b/c we didn't pay a ton for the house b/c of all the work it needed. So if you have anything extra in the bank, I think you'll be ok. Also, our good faith estimate was suuuper close to what our actual payments were. Try not to sweat it! As cooky as Jim is, he knows what he's doing!
