House update/ vent regarding seller/ positive vibes please!!!

We put offer #3 on our dream house yesterday.

The seller, who is a FSBO, is a really big biscuit and he is driving me CRAZY. he never even formally responded to our first two offers - just let them expire and then did some casual chatting with our realtor.

The seller has demanded to have at least 3 days to think this one over. Our realtor told him that fiance and I are drained emotionally and that this offer is our best and final offer, and that we are walking away if he doesn't accept it. He has until Monday to respond.

Ew, who seriously lets offers expire?! He sounds like a d-bag.

And, I think he should already have a prrrreeettttttty good idea of how low he wants to go on the house. If your offer is lower than his lowest, then the answer is no. If it's higher, then the answer is yes. It's not rocket science. And it certainly shouldn't take three days to figure out what his lowest price is. Especially, b/c it's not his first offer.

I'm sending positive vibes.

Oh, and p.s. I really enjoy your use of the word biscuit. Nicely done.

He sounds like a complete moron if you ask me, but I hope for your sake that he pulls his head out of his a$$ and just accepts your offer already!

While he definitely is a biscuit, the biggest problem is that he has no one to advise him of how real estate negotiating ACTUALLY works (as for sale by owner, he is just doing it all on his own without an agent). Hence, his acting like a poop bag is mostly just him being incompetent about how things work, resulting in his decision to let offers expire before telling us what he is thinking. We offered his "lowest number" so I am not sure why he needs lots of days to think about it.....but we will see!!

We would have walked away weeks ago if this house wasn't so extraordinary. There just aren't houses like this downtown - especially not with a carriage house, which is why this home is so affordable to us (we would rent the carriage house out as an apartment which would pay about 1/3 of our mortgage every month).

Our seller verbally countered us, which we agreed to and signed a new contract, but then decided to sit on it to see if they got better offers.  So I totally understand your frustration (though our sellers turned out to be super nice).

Good luck - fingers crossed!  Hope you get some sleep this weekend and can relax a little - I know the feeling of having your stomach constantly in knots.  I was so ready to give up because it was so emotionally draining, but stick it out until Monday.  I had to convince myself that if it was meant to be, it would work....if not, it really wasn't meant for us and another home would come along.
