Venue Help

Hello Brides! I could really use your help! I am on the search for the perfect venue! (does that exist?) 
So my fiance and I are looking for a venue that has space for an outside ceremony and an indoor reception (I really don't want to have the reeception in a tent). Some examples of places that I love but don't work for one reason or another, Newton White Mansion (they are completely booked until November 2012) and The Great Room @ Savage Mill (one of my best friend was married here.)  
I have a budget of about $4000 for the actual venue + catering. We are having about 150 people.

How tied are you to your exact date?  Rockwood Manor in Potomac would be $4,000 just for the venue for 8 hours on a Saturday in season.  However, if you could postpone the wedding to January, it would be $2,000 on a Saturday, and even less on other days.  It has a couple of gorgeous places for outdoor weddings, and plenty of space for an indoor reception.

You might also want to check out Adelphi Mill.  I'm not sure of the facilities for outdoor weddings, but it is located in the midst of park land, it is not booked for your date, it has room for up to 150 people, and the rates are $825 for 6 hours on holidays (or even less if you're a bicounty resident).
