What are some overrated and underrated features either in your home or homes you see on HGTV?

I'm not really sure, but I get so jealous sometimes watching those shows cuz for they are looking at a house 3-4 times the size and half the price of ours out here!

Yet I still continue to watch 'em!

Overrated - double sinks. We don't... get ready at the same time? I don't see the need to brush your teeth at the exact same moment as someone else. Also, granite counters, which I have. They look nice, but they're no more functional than other counters. It won't make dinner for you.

Underrated - walk-in closet (I have and without it I couldn't store my stuff!), garbage disposal, in-house laundry (do not have, have to go outside around the house), more cabinets than you think you'll need, built-in microwave (so as not to take up counter space), full basement or finished basement, possibilities for expansion. Formal dining room - it's my favorite room in the house.

I've been OBSESSED with house hunters lately.

    Overrated-
-Soaking tubs, I rarely take a bath because I find laying in my filth to be gross.
-Water closets, I see no need to have a separate little room just for the toilet.
    -Two story homes.
-Decoratively shaped windows.  It's annoying to find coverings for oddly shaped windows that look good.

    Underrated-
-Food pantries.  I am currently using two cupboards to store food and it's taking away space for pots and pans.
-Laundry room, not just a closet for laundry.  Every time I do laundry I have to put it on the living room chair and fold it on the couch.  I would really love a space just for folding the clothes that's out of sight.
-Deep sinks in the kitchen.  Right now I have a shallow sing with a low faucet (I live in an apartment) and it's difficult to hand wash pots and pans.
-Garbage disposal.  My MIL doesn't have one and I realized the convenience of it when I cooked this past winter at her house.

-Ditto Mery on the double sinks and granite. We use the same one. The other one never gets used except for when I clear it. Same goes for the counter tops. While they are nice I could go without them.
-Dish washer. I have never used it but FI has. I use it more for storage. I think it uses more water than washing by hand. Most of the time you have to at least rise off the dished before you run them in there.

    Underrated
-I don't thing I could go back to only having one bathroom
    -Built in microwave.
-The center double range on the stove with the griddle.Love it use it make pancakes and heat tortillas
-Cabinets with go with food pantry. I use three cabinets for food.
-Garage. FI and I live in a condo. I would love a garage to be able to store stuff.
-Under ground parking. It is the next best thing when you have no garage. Love it when it's raining. You don't get wet.

Ah man, I totally disagree with this.  We use our dishwasher on a daily basis.  And unless the food is really stuck on or dried on then we don't have to rinse ours.  We have a decent dishwasher for an apartment.
