yeah, it happen so fast...my next door neighbor lost there house a while back, and finally a sign went up in the front yard for sale...so i called on my bday, June 15, to see what the same house was going for in my neighborhood, that i had...to my surprise, both good and bad, the 4bd/2bath w/pool was going for 150k$...i acted interested in buying house and said i had a good size down payment...the agent said house was already in a all cash offer!!! I tell DH about the whole thing, more so because our property dropped more. and he says man, that would have been a GREAT property to rent out:( but we dont have the money anywho...then 1 week passes, and i get a call to my surprise from the agent, who i bullshitted to about being an interested buyer w/BIG money to drop for down payment, and says the house is mine if i want it, cause last buyer backed out when the foreclosure bank wouldnt buge with the price and closing...long story short 30 days later, we bought property with SIL, and are going to rent out when we get it fixed up...and at the end of the day we will be able to rent it out and still get extra money pay down the house faster:) i'm excited and its feels nice to have a little something towards our future...

That is great!!  Did you have to put a lot down?  We want to buy another house and do the same.  I have no clue what all is entailed when you are buying a 2nd, like if it's harder.  Mainly it's the $ thing.

yes it can be a bit harder, we had SIL buy house, so we could get the Obama money for first time buyer...so we only had to put down 5k$...but if i bought it, it being my 2nd i would have to put down 15%, and since it would be next door, it would have to be investment property, which means a little higher interest rate...but as long as you buy a house that pays for it self with renters your fine:)
