location suggestion needed

Ok, finally sat down and wrote some things that I would like the venue to have for my Feb wedding (50-75ppl):

1. Oahu or Maui 

2. Get ready/ceremony/reception at the same place

3. Oceanfront, with access to beach

4. Has a backup plan for adverse weather (ie rain)

5. Would like to have a kitchen

6. Affordable

7. Able to bring own alcohol

Would prefer outdoor ceremony/reception but wouldn't mind an indoor reception if it rains

I really like Lanikuhonua but it does not meet all the things that I'd like it to have (ie get ready/ceremony/reception at the same place). Thus I am considering oceanfront estate venues. Can anyone give me some suggestions on estate venues or large rental homes that would allow weddings?  Thanks a million.

I know a lot of girls who got married at the Olowalu Plantation House in Maui, it's private, and you can get ready there. It's a beautiful location!!

Agreed with Aliblu on Olowalu as we are getting married there...plus there is the Sugarman estate...both on Maui.  These are the 2 most popular on the board plus there are others. HTH! J. :-)

Yep, we are getting ready on site at Olowalu.  There is no A/C but we are just going to get ready on the big porch with the afternoon breeze to keep up cool.  It is right on the water but there isn't a great beach there if that is something you really want.

The closest that I remenber was Kualoa Ranch with Secret Island and the reception space had a pavilion and kitchen.    It did not have a getting ready location though.
