Venue Help

Please help.  I'm having the hardest time finding a venue that meets all of our needs.  I found the perfect place but my fiance wants to see a couple more places before we book the first place we saw.  We are looking for a place that has a large ballroom that leads out to a large balcony that we can use during reception as a mingling area.  We like modern, clean lines.  Oh, and my fiance won't get married in a hotel.  Any suggestions?  My dream venue already has 4 proposals for my date, so I need to move fast.

I'm looking at  Celebrations by the Bay.  It's a little far out, but it's beautiful.  We're willing to go as far out from Baltimore as over the bay bridge, but I have a feeling my parents will start to complain if they have to go further than that.  Water isn't a requirement, but it's pretty.  He's also not a fan of the harbor or baltimore city.

I'm getting married at Overhill's Mansion.  They have a ballroom, and a a deck area that you can use as well.

Just a few places off of the top of my head:

    Chesapeake Bay Beach Club
    Kent Manor Inn
    Grey Rock Mansion
    The Atrium 1844
Baltimore Museum of Industry (I know...it's in Baltimore, but it's not IN the Harbor, and it's just 'different'.  Take a look before ruling it out)

My venue is a mansion with a porch area that is covered where the tables are set up.  It has a good outside feel , and the ceremony space is in the gardens with a rain plan that still has an outdoorsy feel.

    Gramercy Mansion.

I was going to say Celebrations after reading what you're looking for, but you've already checked it out!

Savage Mill has a place like that ( a walk out balcony/deck). I would check into there. It's also really beautiful :)

We ended up going with Celebrations at the Bay.  It just had everything we wanted and is just so us.  But everyone's suggestions really helped us to see that.  Wedding is offically booked for April 30th.
