Real estate agents in the house? Re: Selling

FI and I both been laid off, we're getting married in 2 weeks and moving to DC right after the wedding.We just got back from a week long trip to a wedding and have an appointment with a real estate agent on Wednesday morning to put our house up for sale.  It rained in our town all week and when we got home, there's a big leak in the ceiling in the garage with some festive black mold.  yay.  Should we reschedule the real estate meeting for after we get it fixed?  Or should we go forward with it and explain that we're getting it fixed?  FI thinks she'll have to report it to someone and he really doesn't want the agent at the house until it's fixed buuut I'm thinking we're moving in 3 weeks, we need to get it listed.  Advice?

  • The agent is supposed to be working for you and understanding your needs or issues.  If the agent doesn't understand what happened and it will be fixed before showing, you need a new agent.

  • Depends on state, etc.... but you will need to report mold to the buyer. Once it is fixed you should have an all clear report to show them. Everything bad about the house you must disclose to the buyer or you could be sued down the line.

  • Thanks for the replies!  We're getting a family friend to come out tomorrow and see if he can fix it (he's a contractor).  Once it's fixed we'll get a mold inspector and once it's clean we'll submit everything to the agent.  I checked the insurance policy and it's a $1K deductible.  This is just one more thing in the list of really bad crap to happen to us in the last year.  It's getting preetttyyyy old.
