Addressing invites

We have friends who all room together.  Two of them are in a relationship and then another friend.  How do we send the 3 of them an invite (plus a guest)?

Send 3 invites to the same address.  One for each friend (plus their guest).  DO you best to find out their guests' names before you send the invitation so you can send them to Jane Doe and John Smith instead of "and guest".  It's more polite.

Each person gets their own invite.

"Friend 1 + SO name"
"Friend 2 + SO name"
"Friend 3 + Guest"

Sometimes the 'and guest' thing can't be avoided.  A friend of mine didn't get someone to come with him until the last minute, so she got an 'an guest' on the invite and escort card.  Worse things have happened.

I might be reading this wrong, but the way I read the OP, two of the roommates are in a relationship together.
If that was the case wouldn't it be
"Mr. Roomate1 and Ms. Roommate2 "
on one and then
"Mr/s. Roommate 3 and guest "
on a separate?

I wondered the same thing but wasn't quite sure if she meant they were each in a relationship or if they were in one together.
