    Thanks for the suggestion. We got stuck dealing with some shady agents and now I am hoping for quick info before I hire someone.

    Short sales are a pain in the neck. They take forever to close because of all the partys involved and the volume of them the banks are currently processing. If you stick it out though, you could get a nice deal. FYI short sales typically don't accept contingencys

    Thanks Usear. Yes. we were just approved for one after the longest time but we no longer are interested in getting it.

    Might I add, it has been an absolute nightmare. Even if they would give me the house for like nothing, I would never ever go through this process again.

    Agreed I learned the hard way too and 6 months later it's still listed ( at a lower price. I guess banks like to turn people away with money in their pockets. I still really can't understand the whole process and why it's so unreasonable.
