Venues with no reception fee- Charlotte

i'm new to this, and not getting married until 2012. I am looking to stay under $14k including honeymoon.
My best friend got married last year in FL and has been a wealth of information for me. I have been sending her links to venues and I've been telling her prices. She informed me that all the venues she saw in FL didnt have a fee for reception. Matter of fact, she only paid $350 for the ceremony fee as a non member of a country club.
Is it typical in NC to charge a $1500-$7000 rental fee and it not include anything but the space and chairs? I assume the FL venues made their money with food and beverages. How come nobody that I've called has said "ma'am, there is no fee for rental but we do require you to use our on site catering. I'm fine with that. But I've spoken to places with the above prices for just the rental, plus many had $10k minimum food and beverage clauses. Am I missing something?
Also, I dont remember what search I did (im on google overload) But i found a place locally that offered this, no fee for venue but just pay for food and alcohol. I was starting to just think this $1500 fee was normal  until she pointed out she visited many venues and nobody had this fee, unless it was included into their food and bev package.
am I totally confused? Also I found one place that said "site/service/security/parking for $7000". Is this ludacris without food? I know I'm on a rather tight budget, but I think its possible.
Any suggestions for my area? I actually live in Waxhaw but South Charlotte, or upstate SC is fine.

    I have also found that pretty much all the reception sites have a rental fee. I know this is probably out of your target location but just wanted to let you know the Club at Irish Creek in Kannapolis has no such fee.

    I am not familiar with venues in your part of town (I was more north Charlotte and north of town) but there were quite a few where I was looking that would not have a rental fee when you met certain minimums.  And they were all well within the budget you are working in.

    I'm getting married in Waxhaw at a place called Whipporwill Hills. I only paid $850 to rent the place out for Friday and Saturday. That price includes the rental of the place and some extras. I don't know the exact website, but you can google Whipporwill Hills Weddings and it will be the 1st to pop up. Good luck, I hope this helps out some

    I also found the same thing when looking around South Charlotte, so I decided to expand my venue search beyond Charlotte to fit our budget.  We are getting married at the Broyhill Inn and Conference Center in Boone, NC (on the campus of Appalachian State) approx 2.5 hours away from south Charlotte.  They do not have any venue fee as long as you use their catering services, which are amazing and very reasonable.  I don't know if this helps, I really hope you are able to find something close to where you want, we also considered using a church fellowship hall before finding our venue in Boone.

    I just dont get it. How come some dont and some do? I am trying to locate the one i saw previously that showed no fee. I'll let you know when i come across it again.

    Piper Glen charges only $750.  What about the Manor House in Waxhaw?  Also check out the parks.

    OMG! The manor house in Waxhaw quoted me $7000 JUST for the venue rental, no food included!!

    Wedding venues can get ridiculous!  I only know of one place that does not rerquire a rental fee (but you have to use thier caterer) and that is Carrigan Farms in Mooresville.  It is a very beautiful place, but the only downside is that it is all outdoors and there is no indoor back up plan in case of bad weather.  You should definitely check into it though.
