Venue Help!! Lighthouse Inn?

My fiance and I are in desperate need of venue help!  We are both orgiinally from New England but live in Portland, OR now.  So I need a venue that is good to work with from a distance (I also wont' be able to see the place in person before I book, but my sister can go), will hold 120 to 150, and is on the cheaper side.  We are paying for this ourselves so we really want to do max 15 grand (which might be impossible).  We would like to be in Cape Cod or Boston area.  Our number one choice right now is Lighthouse Inn but I'm not sure I can get pass their outdated inside or the 3 feet tall divider in the reception area.  Has anyone ever had a wedding there?  Any help would be great!! Thanks!

    We had our wedding there and it couldn't have been more perfect. Yes the inside is dated but to us the view and outside area made it so worth it. The majority of our guests were all out of towners and they loved being able to stay I beachside cottages for a great price. No complaints about the food either!
