I don't mind at all Sept!

Okay, the builder we chose already includes granite and tile as basics. Not many do though. So we only ended up going over by about 2k in upgrades (not including A/C, but no builder will include that in their basic). With most builders, you buy the lot off them and have to build right away. Unless you can find a neighbourhood developer who will sell lots to normal people. Most areas around here (Calgary) you choose a builder, usually based on a show home, then they give you a choice of the lots they own in the neighbourhood. Some are priced differently.

There are custom builders too and that's where things probably get really pricey and lengthy.

Back to your question, when our sales guy did up the original order he through some upgrades in, that way we wouldn't be going back to the lenders afterwards to be like "oh, can i please have another thousand or two for XYZ." So, he upgraded our backspash automatically, gave us 9ft ceilings, gave us a solid oak stair railing. Then we traded the railing in to upgrade our appliances so we came in under. We went over our lighting budget by double. Ooops.

Thanks for the info! I keep hearing that a bunch of extras always gets thrown in, but I always worry that the extras are going to be things I either don't care about, or could do on my own for way less. We drove around yesterday checking out different builders and model homes and now I'm more confused than ever!

I love your house especially the porch. We completely gutted our kitchen, living room and dining room last year and had to make so many decisions with just those rooms. I can't imagine making all of the decisions that come with new construction.

Sept - Don't be scared to ask. Just go in and ask them "approx how much more for hardwood? tile? air conditioning? etc." Prices will vary.

For example one builder did up this beautiful showhome and, they're all, "oh you like that gourmet kitchen? yeah that's a 25k upgrade!"

NO THANK YOU.

We could have done the same kitchen with our builder for 10k. Maybe less. But we decided against it because we didn't want to lose out on counter and cabinet space. Our next house when we have more square footage we'll have a large island with a range and hood fan, wall ovens, etc.

So just by comparing what they charge for extras will help you decide who to use. They nickel and dime. Every single on of them. It's frustrating.

My builder is not perfect either. They charge $170 every time you change paint colour. So if I wanted a feature wall they're going to charge $170 for it. Not worth it. If you wanted your upstairs one colour and downstairs another, then I think it would be worth it, but not for one measily wall. KWIM?

This is awesome, Mandy! Our place was built from scratch too and it was very stressful because I kept finding things wrong as they went along. They hated me.

I think there should be a GTG in the middle of nowhere sometime in the future.

See, that's what kills me. I won't pay over $150 for a change of paint. That's how they get you, and it irks me, because they make up these beautiful model homes that have $50K in upgrades and you think that you can get that home too...until you see the pricetag. I'm going to meet with a few builders to see what they include and what they don't.
