Speaking of home ownership

the family contractor was just here, going over a list of thing we want to get done in our house.
Good news: The roof is only one layer of shingles. I will not have extra doors when this is over. And all the doors we want to keep will be new, weather proofed and not leak air all year long.

Bad news: The roof is not quite legal over our living room and has a dip in it. One of the two electrical panels we have is also not legal. 

I am trying to figure out how we passed inspection 2.5 years ago. Really.

  • standards may have changed over 2 years - any updates would need to be up to code.

    Yay for one layer of shingles - so you're just getting another layer on top?
  • You can always go back to the sellers/inspector if things are not up to code up to the date of the sale of the house.  That's a big problem (for them).

    The roof guy is going to come out to evaluate specifucally, but we should be able to just go over. It depends on the dip in the roof over the living room. It used to be the garage and the pitch just barely qualifies for shingles, but we should be able to just go over the shigles with the correct product.

    And this breaker box wasn't even to code 2 years ago or when the house was remodeled, we always wondered about it, it looks a little...well odd. There is a separate box coming off of it with just some wiring and a  timer system that's not actually connected to anything, nothing that the contractor can figure out a reason for.

    I'd see contact the realtor to see if you have any recourse on the breaker.

Supposedly it was to code for when the house was built, but today was the first day the contractor had seen the second panel, and his first words were "That's illegal." When he put our dishwasher in, he only dealt with the original panel, so he hadn't seen this one yet.</div>
